The Owner reserves the right to reject any or all bids and to waive informalities, irregularities and/or errors in the bids to the extent permitted by law. This includes the right to extend the date and time for receipt of bids A Bid Security in the form of a certified check, cashier's check, irrevocable letter of credit, or surety company pursuant to Chapter 1305 of the Ohio Revised code in the amount of 10% of the total bid shall accompany each bid; or a bid guaranty in accordance with Chapter 153.571 of the Ohio Revised Code in the amount of 100% of the total bid shall accompany each bid. Unless otherwise indicated below, the Penal Sum of the Payment and Performance Bonds shall be the amount of the Contract Sum. (If Payment or Performance Bonds are to be in an amount other than 100% of the Contract Sum, indicate the dollar amount or percentage of the Contract Sum Estimate of Construction Cost: $ 5,203,413.00 General Construction: Includes, but is not limited to wood-framed construction with an asphalt shingle roof. The exterior wall materials include fiber cement board siding, a thin brick veneer system, a thin cast stone veneer system, and a cultured stone veneer system. There are aluminum storefront doors and window systems. The interior walls are wood stud and gypsum wallboard walls with hollow metal framed wood doors. The flooring will be a combination of carpet tile, ceramic floor tile, sealed concrete, and resilient tile. Ceilings are predominately an acoustical ceiling tile and grid system, with select areas of gypsum ceiling board. The scope of work also includes casework and operable walls. Site Work: Includes but is not limited to storm, sanitary, gas, electric and water utilities, grading, concrete walks and curbs, asphalt pavement and paint, monument and directional signage, traffic signage, seeding and planting. Alternate work to also include stairs, handrails, segmental block seat walls, and flagstone patio area. Fire Protection Work: Includes, but not limited to the complete fire protection system for the building occupieable spaces and the attic spaces. System shall be a combination of Dry and Wet type systems as required to keep from freezing. Plumbing Work: Includes, but not limited to providing fixtures, floor drains, and trim in the locations shown on the drawings. Provide sanitary, domestic hot and cold water piping and accessories as shown and described. All domestic hot, cold and hot water return piping to be insulated and jacketed as required. All natural gas piping exposed to the exterior shall be painted. HVAC Work: Includes, but not limited to providing a new gas-fired rooftop unit mounted on a concrete pad, new gas-fired furnaces, condensing units, ductwork, diffusers and grilles, and VVT controls. Exhaust fans for restroom and storage ventilation. Type I kitchen hood, exhaust fan, and gas-fired make-up air unit.
