The project primarily consists of, but is not limited to, the following: 1. Remove and replace roll-up door on south-western wall with new to fit existing opening 2. Demolish entire office structure (ground floor + mezzanine) and all associated electrical and mechanical equipment, including ducting, conduits, wiring back to source 3. Patch holes and disused penetrations in exterior walls and repair/replace damaged roof panels, if any, as to provide a watertight condition for the mezzanine area 4. Demolish existing restroom on ground floor (including shower, fixtures, water heater equipment and closet and all partition walls, floor, wall and ceiling finishes) 5. Build and equip (2) single-occupancy restrooms on ground floor, out of which (1) wheelchair accessible 6. Demolish Workshop enclosing partition walls and rebuild under new extended mezzanine 7. Build new metal floor plate stair to mezzanine, shop fabricated with steel stringers and railing 8. Provide and install new railings and guardrail for the mezzanine 9. Build new vertical lift platform for wheelchair accessibility to mezzanine 10. Extend existing mezzanine structure and decking to accommodate office space (cubicles) for 11 personnel, (1) conference room and (1) NMCI room. Ensure sufficient floor clearance on ground floor for Shop51 layout (workbenches, desks, etc.), per shop provided drawing 11. Provide weather-tight and thermally insulated mezzanine enclosing walls, insulate roof and provide the mechanical systems to acquire a thermally insulated mezzanine 12. (2) skylights to be abandoned in place, (1) of which to have underside clad or roof to flush condition, per Part 6 drawings 13. Sand, clean and repaint structural steel columns within work area to protect against corrosion 14. Provide portable toilets for the use of PNS personnel and KTR construction crew 15. Provide and install emergency exit lights as required by code. 16. Reroute section of sprinkler main and adjust wet sprinkler branches and heads per Section D40 and new mezzanine layout. 17. Provide and install portable fire extinguishers as required by code. 18. Modify Fire Alarm system, per Section D40. 19. Perform a Tier II deficiency-based seismic evaluation for the entire building, to include a draft report and recommendations. Any deficiency identified in the report to be addressed and remedied. e.
