Questions or requests for further information regarding this Invitation to Bid shall be submitted in writing to the attention of Jeff Gaskill at jeff.gaskill@brunswickcountync.gov no later than October 2, 2023, at 10:00 am ET. Pursuant to N.C. G.S. 143-129, Brunswick County is soliciting bids for design, build, delivery, and set up of a modular unit 215 Government Center Drive, Bolivia, NC. Due to current setback requirements the unit shall be approximately 35'X76' in dimensions. The unit shall consist of eleven (11) private offices, a breakroom, public waiting area, staff restroom, public restroom, server room and janitorial supply room. The unit should be approximately 2,660 square feet. Brunswick County must approve all plans prior to the start of construction. The proposed unit must meet all federal, state, and local accessibility design and construction requirements. The wind rating for this unit is required to be 150 mph or greater. There shall be a minimum of eight (8) linear feet of base cabinets and a minimum of eight (8) linear feet of upper cabinets. All cabinet face frames and doors shall be constructed of oak. All cabinets and sinks shall be ADA compliant. Breakroom countertops shall be Formica(R), with a stainless-steel sink and gooseneck faucet. Roofing shall have a minimum of 25-year life expectancy. Siding shall be high rib 29- gauge steel with trim. Skirting shall be 29-gauge high rib. All exterior walls shall be constructed of 2"x6" framing materials. All windows shall be low E. Front door shall be full glass, commercial/store front style. Other exterior doors shall be steel. All exterior doors shall have lever style hardware with deadbolts and shall have closures and a wall mounted light. Ceilings shall be eight (8) foot minimum height. All interior walls and ceilings shall be 5/8" sheetrock. Baseboards shall be a minimum of four (4) inch vinyl cove molding. All windows shall have blinds. All interior doors shall be lockable. All offices shall have 26 oz commercial grade carpet. All restrooms, the breakroom, janitorial closet, and hallways shall have vinyl commercial tile. Restrooms shall be single station. Lavatories shall be wall mount with faucet and mirror with handicap sink protections. Water heater shall be a minimum of six (6) gallons. A water line shall be roughed in for icemaker in refrigerator. Receptionist area shall have a sliding pass-through window to the waiting area. Electrical panel shall be 200 amp. All wall switches shall be decora style. Smoke detectors shall be installed per code requirements. Thermostats shall be digital. The number of thermostats will be determined by the final design. County will be responsible for having electric run to panel and tying into panel. Contractor shall have all plumbing lines stubbed down for connections. Brunswick County will be responsible for having plumbing line run to and tied in. Brunswick County will be responsible for all grading, exterior concrete and landscaping. Brunswick County will provide all appliances for the breakroom. Contractor shall apply all necessary electrical required for a refrigerator and microwave. Manufacturer/Contractor will provide all documentation required for permitting. County will apply for permits. Contractor must provide a detailed timeline with start dates and completion dates. Any changes to the specifications herein will be made in the form of an Addendum to this Invitation to Bid and will be supplied to all known prospective bidders and posted on the Brunswick County website. Notwithstanding the foregoing, bidders will be responsible for ensuring that they have all addenda. Brunswick County may negotiate and refine final specifications with the selected bidder.
