A. Work under this contract shall consist of furnishing all labor, access to the work, materials, and equipment necessary to perform removal and replacement of roofing, gutters and downspouts and exterior siding and trim, repair and repointing of masonry, addition of front porches, as well as repair and correction of any deficiencies that exist and replace the same as further specified. Follow this specification, BIA, NCA requirements, all building codes and regulatory requirements. If a conflict is found within the contract documents, the most stringent requirement shall apply. Install all items as identified and appropriate. The work will include, but not necessarily be limited to the following: 1. Removal and replacement of roofing materials at each of the identified housing units. The removal of fascias, soffits, trim, gutters, downspouts and pvc boots. Renovation of unit kitchens and bathrooms, interior/ exterior and storm door replacement, and replacement of flooring in each unit. Site work includes, installation of new site lighting, playground area and splash pad. Bids shall be accompanied by bid security in the amount specified in the Bidding Documents, made payable to the Portage Metropolitan Housing Authority. All bids shall be based on the products and systems specified. Questions and requests for substitutions shall be submitted to the Architect s office not later than 5:00 p.m., July 24, 2023. The bid documents, specifications, and drawings may be examined without charge during business hours at the Portage MHA Office, 2832 State Route 59, Ravenna, Ohio 44266 and at TC Architects, 430 Grant Street, Akron, Ohio 44311. Bidders are advised to contact the offices in advance to ascertain the hours during which the documents will be available.
