The Building was built in two time periods; the Main Building in 1871 and the Annex and Bridge were added in 1929. Chicopee City Hall is historically significant and renovations are required to comply with the Secretary of Interior Standards and Guidelines. . . The work to be done under this contract consists of executing and completing all work required for Chicopee City Hall Exterior and Auditorium Rehabilitation and Accessibility Upgrades. Project Location: 17 Springfield St., Chicopee, MA WORK UNDER THIS CONTRACT Chicopee City Hall is a State and National Register-listed historic building that is situated at Market Square in the center of Chicopee, Massachusetts and consists of the Main Building, Connector, and Annex. The Building was built in two time periods; the Main Building in 1871 and the Annex and Bridge were added in 1929. Chicopee City Hall is historically significant and renovations are required to comply with the Secretary of Interior Standards and Guidelines. A. B. The work to be done under this contract consists of executing and completing all work required for Chicopee City Hall Exterior and Auditorium Rehabilitation and Accessibility Upgrades. Project Location: 17 Springfield St., Chicopee, MA. General Information: The Work of Project is defined by the Contract Documents and includes, but is not limited to the following: Rehabilitation of Auditorium: The rehabilitation of this space includes upgrades to accommodate public functions, City Council and School Committee Meetings, Press Conferences, and coordination with Telecomm Services to air meetings and announcements as needed. Work includes repair and restoration of the woodwork and plaster, plaster ceiling replacement, interior finishes, wheelchair lift, ramps, flooring with radiant heat, glass door systems, structural work, finish and subfloor replacement, mechanical, electrical, fire protection, and life safety upgrades. Lighting, access control, AV systems and equipment, and acoustical treatments are also included. Main Building Exterior Work: Includes masonry repair and repointing, stone tracery work, roofing maintenance/repairs and improvements. Work also includes window replacement of non-stained glass windows and addressing deficiencies noted for exterior doors. Removal and restoration of all Stained Glass is also included along with the addition of protective glazing. Sitework associated with drainage and exterior envelope repairs is included. Annex Exterior Work: Includes masonry repair and repointing, replacement of windows in the Annex and on the bridge, parapet repair/replacement work, roof replacement, lintel and flashing repairs associated with the window work, and MEP/FP work associated with the facade and roof replacement. Removal/reinstallation of the existing canopy, replacement of the existing ramp and stairs at the Annex main entrance, and associated MEP is also included. HVAC Controls: Replacement of the pneumatic controls and connections to the existing systems to remain. The control valves to the fin tube radiation are being replaced with new along with isolation and balancing valves at each control location. The addition of a DDC system for the entire existing and new HVAC system and replacement of the AHU in the Auditing Department is also included. Replacement of the entire lighting protection system at the Main Building and Annex. Fire alarm system upgrade throughout the Main Building and Annex. Accessibility upgrades are included throughout the Annex and Main Building for compliance with 521 CMR MAAB regulations. Renovation of all Annex toilet rooms at the 1st through 4th floors and associated MEP/FP work. Includes renovations to existing janitor's closets and new storage rooms. c. The work will include all operations necessary to deliver the building(s) and ancillary on and off site amenities in a fully installed and operable condition including all utility and site work and obtaining all necessary licenses, permits, and certificates. Where utilities exist within and adjacent to the building(s) and ancillary parking lots, and are known by the Owner, they have been shown on the site plan(s) appearing in, but not restricted to, the exhibits. Connections to these existing utility lines will be the responsibility of the General Contractor. D. The scope of work, without limiting the generality thereof, includes all labor, materials, equipment and services required to perform the work described fully in the Drawings and Specifications and includes, but is not limited to the following major work: 1. Renovations including, but not limited to: -Wood framing. -Metal framing. -Sheathing. -Masonry and concrete work. -Carpentry, waterproofing, damp proofing, caulking. -Roofing. -Doors and windows. -Interior finishes. -Mechanical, fire protection, and electrical. -Telecommunications, security, and Audio Visual Systems. -Sitework and utilities work. E.Work will include all site removal and new construction for the Chicopee City Hall Exterior and Auditorium Rehabilitation and Accessibility Upgrades project including underground and overhead utilities, HVAC work, plumbing work, fire protection, and electrical work as required. The General Contractor will provide a schedule for completion of the project to the Owner within the required construction period.
