The Town of Westbrook seeks to engage a qualified building demolition contractor to demolish buildings and related structures on property owned by the State of Connecticut located at 183 Chapman Mill Pond Road in the towns of Westbrook and Clinton (the "Property"). The property, consisting of 5.95 acres, was acquired by the State of CT for conservation purposes and will serve as a main entrance to approx. 224 acres of adjoining state and town-owned Open Space bordering Chapman Mill Pond. In partnership with the State, the Town of Westbrook has agreed to be responsible for the cost of demolition of existing structures and restoration of the site. All necessary abatement of hazardous materials has been completed. Demolition workwill include the demolition and removal of the following as shown on Exhibit A: Item 1: main house - an early 1800's 2 story residential structure with finished attic and basement - 5,859 sf gross floor area/3483 sf living area (Bldg. #1) Item 2: a 1995 2 story residential building on slab - 2490 sf gross floor area/1562 sf living area (Bldg. #2) ;five (5) out buildings; other site features including but not limited to a wooden deck overlooking Chapman Mill Pond, a floating dock and a goldfish pond. The Town may decline to accept proposals submitted in unmarked envelopes that the Town opens in its normal course of business. The Town may, but shall not be required to, return such proposal documents and inform the proposer that the proposal documents may be resubmitted in a sealed envelope properly marked as described .
