Cost between $100 and $134 million. The Housing Assistance Management Enterprise ("HAME") is soliciting qualifications from qualified and experienced consultants for architectural and engineering services for an exciting new mixed-use community known as The Grove. HAME, with its development partners Xylem Projects and CGI, is seeking a prime Architectural Firm to provide most components needed to design and construct the new community, which will likely consist of two new mixed use apartment complexes, extensive site and parking development, and planning incorporation of two other buildings on the site - an existing 65-unit apartment complex and a to-be restored historical building of about 97,800 sf (separate A/E contract). HAME and its partners were recently selected by the City of Salt Lake, after a nationwide search, to develop the long-vacant site under the prime principles as follows: o Housing Options to Reflect City Goals o Sustainable Development o Community and Public Interface o Equity and Inclusion o Maximizing Development Potential o Public Art o Community Engagement o Existing Historic Building Restored and Adaptively Reused (separate A/E contract from this RFQ) The development team has proposed concepts in April 2024 that are as follows: o X acre site with two existing buildings - one demolished and the other fully restored o Two new mixed-use, mixed-income apartment buildings with parking structure o Intensively developed site features such as greenspace, public gatherings, and integration with neighboring buildings and community. The on-site initial concept proposed in April included approximately 244 living units in three (3) buildings (63 within the historic building), 25,000 sf of commercial space, and 163 parking spaces. Again, this is conceptual at this point. The entire project, including the historic building renovation (not in this A/E scope) is expected to cost between $100 and $134 million. *The value for this project is based on a financial range.
