Scope of Service Firms submitting a proposal must be able to operate as described herein and meet the requirements below at a minimum. Medical Center Reservoir rehabilitation will include (but is not limited to) the following: o Removal and disposal of existing polymer-modified cement coating on exterior reservoir wall. Existing polymer-modified cement coating installed in 1996 on lower 70 feet of reservoir height, full reservoir circumference. o Coating preparation and coating of exterior walls from ground elevation to full height of reservoir (~100 feet) extending to include top of parapet wall underneath coping, including all exterior exposed concrete elements of windows and vents, excluding decorative concrete sculptural elements. o Protect interior at all vents, windows and other intrusions. Remove screens and replace where necessary for access to concrete for coating. o Protect decorative concrete sculptural elements during application of new exterior wall coating. o Associated asbestos abatement and environmental controls needed for the removal of the silver asbestos paint on copper ventilator mastic. o Removal and replacement in kind of parapet wall coping on the roof. o Removal of existing built-up cap sheet roofing system. o Remove portion of sheathing (2x6 T&G board) for interior tank access. o Remove and dispose of roof mounted security cameras and associated conduit and junction boxes. o Remove air raid siren and associated equipment. Save air raid equipment on site for collection by City. o Remove and reinstall rain gage in original location, including associated rigid steel conduit. o Installation of new roof system. o Install roof walkways for access to roof equipment, rain gauge, and drains. o Steel and concrete spot repairs. o Remove and replace expansion and construction joint seals on reservoir concrete tank floor. o Removal and disposal of existing interior platform and ladders o Concrete rebar scanning and adhesive anchor installation o Installation of new stainless-steel platform, ladders, guardrail and fall arrest anchorage o Cleaning and disinfection of the reservoir per AWWA standards. o Protection of overflow pipe, roof drains, floor, electrical equipment, altitude valve, pumps and other equipment not associated with rehabilitation work. o Implementing and maintaining environmental and personnel controls inside and around the exterior of the tank o Provide security fencing and access controls during construction. o Provide all necessary power if on-site power is not sufficient to complete work. o Provide and implement noise abatement mitigation measures to meet City noise ordinance. o Storm water controls around work area. o Safety controls for staff and maintaining access for inspectors and special inspections o Problem solving with DOU staff and material manufacturers/vendors to provide quality repairs based on unanticipated conditions o Restore the site to its original condition, including but not limited to landscaping, sprinklers, and interior storage areas. A statement of availability to start work within the reservoir on December 2, 2024 and promise to maintain workflow and prevent/minimize delays for tank activation no later than May 1, 2025.
