Reference Number 0000361122 A. The Work of this Project is defined by the Contract Documents and consists of the following: 1. The selective demolition and rehabilitation of a portion of the first floor of the Avenel Firehouse No. 1, located at 346 Avenel Street in Woodbridge Township, Middlesex County, New Jersey. The Work affects an area totaling 657 net square feet and includes rehabilitation of an existing locker room which is being converted to a five-bed dormitory space for personnel and a smaller locker area to serve the residents. Existing men's and women's restrooms shall be altered to provide an upgraded shower in the men's restroom and an added shower to the women's restroom. 2. The alterations shall include new ceiling finishes in the sleeping quarters, locker room, and men's restroom. New metal stud and gypsum board partitions in the sleeping area and locker room. Existing ceramic tile finishes shall be patched to march existing in the restroom spaces. Accessory items shall be provided in the sleeping area and in the new showers. 3. Plumbing work shall include removal of one urinal and installation of two new showers with stainless steel surrounds and bases. New connections shall be provided for a stackable washer and dryer in the existing janitor's closet (washer and dryer to be provided by Owner). 4. Mechanical work shall include the installation of a new, separate HVAC system for the sleeping area which shall provide fresh air to the sleeping spaces. New louvered openings through the exterior walls shall provide make-up and exhaust for the new system. Other systems shall be modified to accommodate the alterations. 5. Electrical work shall include power and lighting to the altered spaces. 6. Adjustments to the existing sprinkler heads shall be included in the Work. B. Type of Contract: 1.
