The scope of the work includes site improvements, new storefront system for the West vestibule, finish work for the first floor lobby and halls and application of a liquid applied roof coating onto the metal roof system. The work is broken into 2 separate base bids. Base Bid 1 is work related to the Roofing modernizations. Base Bid 2 is for the rest of the work on the drawings. The Iola Housing Authority (IHA) is seeking Proposals from qualified firms to provide all labor and materials for modernization work at Townhouse East Apartments, a 3 story apartment building in Iola, KS. The general scope of work includes site improvements, new storefront system access door controls, new ceilings, lighting and flooring for the public areas on the first floor, and other items as specified for a complete and working installation. The work areas will be limited to public areas as identified on the first floor. Please see the attached plans and technical specifications to determine the full scope of work. The work is being broken into two separate base bids. Base Bid #1 is for a new roof coating system. Base Bid #2 includes the site improvements, the storefront replacement, lobby, laundry, vestibule and hallway improvements.(1) Base Bid 1 - Roof Coating System (a) Work includes: (i) Cleaning and preparation of the existing metal roof systems as shown. (ii) New flashing and sealants (iii)Application of new roof coating over the metal roof as specified. (iv) Other items as required for a complete project. (2) Base Bid 2 - Site Improvements & Lobby/Hall Improvements (a) Work Includes (i) Demolition and replacement of existing sidewalk and porch floor at the West entry area. (ii) Construction of a new sloped sidewalk that provides an accessible walk up to the new approach. (iii)Replacement of the west entry storefront and door systems. (iv) Installation of new automatic door operators for the west vestibule. (v) New flooring and base for the first-floor hallway, vestibule and lobby. (vi) New suspended ceiling and lighting for the first floor hallways, vestibule and lobby. (vii) Other items as required for a complete project.
