Work consists of, but is not limited to: a. Installation of new and retrofitting existing exterior LED lighting fixtures, solar based LED floodlights, astronmomical timeclocks, LED based light bollards, and all related wiring, conduits, controls, baffles, lamps and electrical panel connections to provide a complete exterior lighting system throughout the property per the plans and specifications. b. Includes all labor, materials, equipment, subcontracts, permits, fees and all work to comply with all electrical code and city, state municipal requirements. c. Schedule and attend all permit inspections and respond in a timely manner to any comments or corrections from inspectors. d. Includes all fasteners, attachments, trenching, concrete foundations, and ancillary items required to perform the installations. e. Repair any damage caused by the installation to structures, finishes, and restore to original condition with matching materials and finishes. f. Remove and dispose of all existing items to be replaced and all packaging, waste, debris or trash related to the installation at the end of each work day and at the end of the project. g. Maintain all electrical service to the buildings and tenants and coordinate with the property management staff to provide advance notification of any temporary service interruption or any impacts to tenant access including walkways, entrances parking or other property facilities. h. Follow and fulfill all other terms and conditions as described in these specifications. As a condition of award Performance and Payment bonds for 100% of the Contract Award Amount shall be furnished for the Work. On contracts of one hundred fifty thousand dollars ($150,000.00) or less, at Contractors option the requirement may be waived in lieu of an additional 5% (total 10%) retainage.
