SCOPE OF SERVICES The consultant will provide all services necessary to complete inspections of roofs for all City owned facilities and to develop condition reports for each roof. The reports should include any immediate repair needs, ongoing maintenance issues and a long range plan for replacement. Each report will also include condition of the roofing and related structures and materials, a drawing, photos of defects. Budgets are to be developed to include all of the roofs for the next several years. The consultant should provide some detail as to the methods that would be used to determine the life expectancy of the various roofs. The City of Elgin, Building Maintenance Department, Elgin, Illinois 60120, is seeking proposals from qualified firms, to provide consulting services in relation to roof surveys and condition reports including short and long term planning and budgeting for maintenance, repairs, and replacement of multiple roofs. The scope may also include the development of bid specifications for the repair and replacement of various roofs and construction management services as needed. The City of Elgin reserves the right to reject any and all proposals, and to solicit additional proposals.
