The scope of work for this project includes, at a minimum, the following items: 1. Repair roof, reusing as many existing slate shingles as possible; any new shingles must match existing shingles as closely as possible, and also be slate. 2. New metal standing seam roof in two central sections of the building. Color of the metal standing seam roofing shall closely match the color of the slate roof shingles. 3. Repair and replace sub-roof planking and sheathing, to include Grace ice and water shield membrane. 4. Replace soffit, facia, and eaves. The look and feel of the existing building are to remain the same. 5. Project to include new drip edge, ridge cap, vent boots and flashing. 6. All materials, labor and appurtenances required to repair and replace the roof, and making it waterproof are to be a part of this contract. 7. Removal of all construction debris created from the project, including magnet sweep of the project area. 8. Protection of siding and landscaping during the removal of existing roofing. 9. If rotted plywood or plank decking is found, it shall be replaced. It is unknown how much of this decking may need to be replaced until the roof is removed. The fee for this task will be negotiated by both parties once it is known. 10. A one year warranty on labor and workmanship is required The project must be completed, by May 24, 2024. A response to questions will be provided as an Addendum, and will be found on the Town's website. All proposals must acknowledge the receipt of any addenda issued for this project. The contractor shall perform the services specified in accordance with the terms of the contract and shall complete the contracted services by the completion dates specified in the contract. With the exception of any ongoing obligations (e.g., insurance, ownership of the work, and appearances) upon completion of all services covered under the contract and payment of the agreed upon fee, the contract with its mutual obligations shall be terminated. The rights and remedies of the Municipality under this article are in addition to any other rights and remedies that the Municipality may possess by law or under this contract.
