Deck Repairs The Arkansas Department of Parks, Heritage and Tourism (ADPHT or Department) for the Mount Magazine State Park to obtain pricing and a contract for decking repair on cabins 8, 9 and 13. The Prospective Contractor shall apply the specifications listed below to each deck that will go to each cabin number listed to make a total of three (3) decks. For pricing and tracking purposes, Prospective Contractor shall submit a price for each deck as a separate line item. ADPHT Buyer: Cara Bono Email Address: Cara.bono@arkansas.gov A. The Prospective Contractor shall apply the specifications listed below to each deck that will go to each cabin number listed to make a total of three (3) decks. For pricing and tracking purposes, Prospective Contractor shall submit a price for each deck as a separate line item. B. Item 1: Cabin 8 C. Item 2: Cabin 9 D. Item 3: Cabin 13 1. Prospective Contractor shall properly correct the elevation on the front beams to be the same height. 2. Prospective Contractor shall fasten the front beams together with screws to make them a solid beam. 3. Prospective Contractor shall install bolts at a distance not to exceed 24" on center diagonally spaced. 4. Prospective Contractor shall correct the elevation of all joists to match the top of wall ledger and top of the front beams with the elevation of front beams to be corrected to proper height. 5. Prospective Contractor shall replace all joist hangers with screws to properly hold joints at the proper height before installing the new decking. 6. Prospective Contractor shall replace any rotten joists found after removing existing decking, if needed. 7. Prospective Contractor shall install an additional 2" x 10" double beam approximately 6 feet from the south edge of deck to center of the end rock column, approximately 8 foot long with 5" x 5" posts at the end of beams which will be under the whirlpool tub area. 8. Prospective Contractor shall install an additional 2" x 10" double beam using beam hangers next to each pier. The beam is to be tight against the joist bottoms, the length of the back part of the deck just inside of rock columns approximately 14" from the outside of the decking. 9. After correcting all joists and beam heights, Prospective Contractor shall install new 1" Trex Select composite decking with hidden fasteners. 10. Prospective Contractor shall remove the existing handrailing and replace with new, pressure treated material to match the existing handrails to a height of approximately 38" off of decking to top of top rail with bottom rail to be approximately 3" off the decking with spindles to be a max. of 4" on center. 11. Prospective Contractor shall cap all handrailing with 1" Trex Select composite trim material and lap over the treated top rail extending the treated top rail approximately 1/4 " - 1/2 " on both sides of the top rail and to be glued with Fuzeit-All Surface adhesive and screwed with trim screws to help secure 1" Trex Select composite cap material. 12. Prospective Contractor shall install 5" x 5" treated pier posts with a double 2" x 10" support beam centered on the west end under the outside joist header to wall where span is over 12' with a footing for posts a minimum of 8" x 16" x 16". 13. Prospective Contractor shall also add a double 2" x 10" beam from end to end on main deck centered on deck span with pressure treated posts equally spaced not to exceed a 10' span. All beams shall be secured to joist with hurricane ties. 14. Prospective Contractor shall ensure no joists exceed 12" max on center. 15. Prospective Contractor shall remove existing steps and install new with pressure treated stringers not to exceed 12" on center along with new 1" Trex Select composite decking for treads also with new handrailing also capped with 1" Trex Select composite material. 16. Prospective Contractor shall create any and all construction safety barriers to keep bystanders out of work areas and at a safe distance for the duration of the project. 17. Prospective Contractor shall furnish all tools, materials, equipment, and labor necessary to complete the project. 18. Prospective Contractor shall prevent unnecessary damage to any part of the building 19. Prospective Contractor shall be responsible for all post-project clean-up. 20. Prospective Contractor shall remove all debris (including nails and metals, all disposable materials offsite) at the end of each workday. 21. Prospective Contractor shall work during normal business hours, typically 8:00 a.m. until 5:00 p.m. Monday through Friday, excluding State Holidays. 22. Prospective Contractor shall schedule all work with park officials. 23. Prospective Contractor shall provide all necessary taxes and freight. 24. Prospective Contractor shall provide one (1) year warranty that applies to all work performed. 25. Prospective Contractor shall furnish a certificate of insurance for Worker's Compensation and General Liability insurances that meet State of Arkansas minimum requirements. 26. Prospective Contractor shall be responsible for protection of the building from all elements during all periods of construction. 27. Prospective Contractor shall report any discovered damage to the park representative in writing, who will submit to the Central Office Buyer, prior to any repair work being completed. 28. Prospective Contractor shall not proceed until receipt of approval and amendment of the purchase order is received and confirmed to begin. Prospective Contractor shall include all the information regarding the repair including all labor, materials, and cost when reporting discovered damage.
