The purpose of this RSOQ is to select a Respondent or Respondents who may be invited to participate in the next stage of this competitive selection process, when called for upcoming projects over the next two (2) years for the period ending December 31, 2025. The Township of Langley plans to perform extensive interior renovations and upgrades on multiple Fire Halls, imminently and over the next two (2) years. The intent of the Township of Langley is to continue with space improvements and renovations to these facilities to ensure they continue to meet the needs and requirements of the Township of Langley Fire Department. The renovation work must be phased or coordinated in a manner that allows the Fire Department to maintain their operational readiness and functionality, as they will still be occupying the buildings. The Township intends to pre-qualify general contractor(s) to provide full general contracting services for future construction projects. Examples of these types of projects can include, but are not limited to: Interior renovations; Electrical & mechanical upgrades; Plumbing work Lighting upgrades The Township of Langley's objectives are to: achieve the most cost-effective design, through an integrated design process; control security, sound and dust control separation; ensure that qualified sub-contractors are selected and that scope gaps/overlaps are effectively eliminated; eliminate or significantly reduce extra costs/change orders resulting from discrepancies in the construction documents and/or design conflicts; and achieve the desired high level of quality while maintaining the project cost & schedule. The general contractor will: effectively schedule and procure the work; provide the expertise required to manage and coordinate all contracted, subcontracted and their associated work; manage construction trades as needed to achieve the project objectives and schedule; manage work areas for security, sound, dust and access control; ensure work quality; provide cost control; and mitigate any construction delay Documents can be obtained from https://tol.bidsandtenders.ca/
