We have 380 units, 300 single units & 80 family units Full-Unit Painting. Unless otherwise specified by the Agency, the Contractor will be required to fully paint all interior areas of a unit. This includes walls, ceilings; interior trim; closet interior and doors; and door casings; and exterior doors, and door casings Keep a clean work area. DO NOT leave any debris outside of the units. Paint Application/ Clean-up. The Contractor shall take care not to apply paint to any hardware cabinets; windows; plumbing and electrical fixtures; flooring, etc. All paint spills, drops, drips or dust to be cleaned before the job is considered complete. Extreme caution must be used to avoid getting paint on any sprinkler components or fire alarm detection components. The contractor will be responsible for removing all paint from the above-mentioned components. Specific Required Painting Services. Each time a unit is painted, the contractor shall: Patch and sand, smooth, fill small punctures and holes as required for a clean finished look. (Small meaning 1" or less) o Wall prep, grease removal, tape removal, spot primer etc. Scrape away cracked and flaking paint. o Remove all electrical cover plates and light fixtures prior to painting. Re-install after painting. o Basement walls will be painted with provided waterproof masonry paint for applicable locations. Basement floors will be painted with provided "gray" floor paint for applicable units. Other paint may be used at CHA's instruction. o Primer coats or 2 coat jobs will be considered at 2x the one coat price. The contractor must have CHA authorization for a 2-coat job, i.e., smoke damaged units. o Paint to be applied by brush or roller only. No airless spray painting
