Design Build Services Mountlake Terrace High School HVAC Replacement Project Mountlake Terrace, WA 8/30/2023 Edmonds School District, Capital Projects Office, will be issuing an RFQ in October 2023 after written approval from the WA Project Review Committee, for the purposes of identifying Progressive Design Build teams for the Mountlake Terrace High School HVAC Replacement Project. The rough project scope is to provide a new heating and ventilating system within the confines of the existing high school building that will provide consistent temperature control throughout the school year to optimize student learning and comfort. The Mountlake Terrace High School Heating, Ventilation, and Air Conditioning Replacement project is located in Lynnwood, Washington. The total building area is approximately 214,800 square feet. The original building was constructed in 1991. A reroofing project occurred in 2012, window upgrades in 2016, Chiller addition in 2017, and field upgrades in 2023. The project will renovate the existing HVAC system while the campus is occupied. It is anticipated that the majority of the work will take place over consecutive summer breaks and outside school hours. Project site location: 21811 44th Ave W., Mountlake Terrace, WA 98043 The intent is to deliver the project by utilizing the Progressive Design-build delivery method as authorized by RCW 39.10. It is the Owner's intent to hire a highly qualified Design-build Team (Contractor and Designer) to collaborate with the District staff and consultants. The project would start with Phase 1 establishing the Design scope, cost estimate, and overall schedule. With the approval of the Phase 1, Phase 2 Design Services would commence, followed by negotiation of the GMP including Final Design, Permitting, and Construction of the Work. The 2021 Levy funds this project. The preliminary budgeted, combined design and construction cost for the project (Owner's MACC) is approximately $7,000,000 with a total project budget of approximately $10,000,000 including sales tax. Edmonds School District reserves the right, at its sole discretion, to increase/decrease the project budget and scope and/or revise the duration/schedule for the contract work. The District intends to select a highly qualified Design-build Team who will work with the District's project team to program, design, and construct a project that will meet the District's programmatic requirements, available budget, and intended project schedule for the facilities. Other intended project characteristics include: - Create a design that provides a safe and secure environment for learning, teaching, working, athletics, and recreation. - Facilities that are energy/resource efficient, easily maintained, and can provide a minimum of 30 years of serviceability within a reasonable life-cycle cost. -Facility design that accommodates and encourages public use of the facilities when school is not in session. - Design that is aligned with the fixed project budget and can be constructed within the schedule identified for the project Generally, the District's team intends to work with the selected Design-build Team to optimize the functionality, efficiency, and value of the facilities for both the District and the community Oct 13, 2023 Last Day to Submit RFQ Questions
