The City of Cartersville is soliciting competitive sealed proposals from qualified contractors for Construction Manager at Risk Services for Pre-Construction and Construction Services for the renovation of the City of Cartersvilles Electric department administrative facility located at 320 S. Erwin Street, Cartersville, Georgia 30120. Proposals are legal and binding upon the bidder when submitted. One unbound original, six (6) bound copies without FEE SCHEDULE should be submitted and one form of electronic media in Adobe PDF format should be submitted. Questions regarding proposals should be directed to Freddy Morgan, at fmorgan@cityofcartersville.org no later than 1:00 P.M. on August 17th. The City of Cartersville is planning to renovate the facility located at 320 S. Erwin Street, Cartersville, GA 30120. Electrical Administration Building - Facility site shall be the renovation and upgrades to the existing electrical department headquarters. The facility has been space planned to meet current and future needs, as well as current codes. Work includes new upgrades and/or replacement of mechanical, electrical and plumbing equipment and fixtures. The current CAT 4 system will be upgraded to CAT 5. The building does not currently have an elevator so one will be installed requiring excavation, footings, shaft, cab, and tie-in to the facility. Structural upgrades include a small one-story addition, reinforcement of existing footings and steel tube columns. Exterior upgrades include a new standing seam metal roof and the replacement of all storefront windows and glazing. Interior upgrades include new finishes and materials, restroom changes to meet current ADA codes, new breakroom casework and appliances, and reorganization of offices. The prospective CMAR will provide preconstruction services which may include technical review, cost verification, cost evaluation, value engineering, schedule development, and schedule evaluation, in addition to management of the construction. The CMAR will be expected to work collaboratively with the Design Professional to develop separate bid packages during the course of the project. In addition, CMAR will be responsible for methods of construction, safety, and the scheduling and coordination of the work of all construction and miscellaneous contracts required Page 3 for completion of the project within its predetermined budget and schedule. The successful CMAR will be required to work harmoniously with the Design Professional and the Owner.
