The Anaheim Housing Authority (herein referred to as the "Authority") is pleased to announce the development opportunity of an Authority-owned site of approximately 1.91 acres at 212 South Beach Boulevard ("Site") in the City of Anaheim. The Authority is seeking proposals for the development of an affordable housing project that includes a robust level of on-site social services. Development teams experienced in high-quality multifamily affordable rental housing are invited to submit their development proposals ("Project"). The Authority seeks proposals that focus on affordable housing for a range of income levels. The units will be limited to income qualified households with incomes from 30 percent to 80 percent of the area median income (AMI). The Project must include high-quality design, development, financing, construction, ownership and management. In addition to a strong development description and presentation, successful proposals must include a comprehensive plan for developing a service-oriented environment designed to support the needs of the residents. Prospective developers must submit development proposals to the Authority detailing the proposed development, developer background, comparable project experience, project vision, conceptual architectural design, social service plan and financing plan. The Authority intends to compile a short list of developers, conduct a series of interviews and ultimately select a preferred developer. Once terms are reached, the selected developer will enter into an Affordable Housing Agreement (AHA) with the Anaheim Housing Authority. The Site is comprised of one parcel and is currently vacant land. The parcel, previously developed with the former Silver Moon Motel, was acquired in 2001 by the former Anaheim Redevelopment Agency utilizing Housing Set-Aside and Taxable Bond funding. The Site was subsequently transferred to the Anaheim Housing Authority for the purpose of developing affordable housing. The Site is located at 212 S. Beach Blvd. and is immediately adjacent to the City's West Anaheim Youth Center and Police Substation. In addition, the Site is within close proximity to Schweitzer Park and the Carbon Creek bike path which are connected to the West Anaheim Youth Center. The Site is currently vacant and was previously developed with the low-rise Silver Moon Motel. The Site is comprised of one 1.91 acre parcel and includes access from Beach Blvd on the east and a public alley on the west. The Site is located within1/2 mile of a major transit stop at the intersection of Beach Blvd and Lincoln Ave., as defined by California Public Resource Code 21064.3. Site Maps, aerials and area context maps of the subject properties are included as Attachments A, B and C. The following is a summary of basic site information: PN: 126-602-04 Lot Size: Approximately 83,033 square feet (1.91 acres) Maximum du/ac: 60 dwelling units per acre and 0.35 FAR for commercial uses.
