City of Marion Government is seeking bids from a General Contractor to conduct the professionalservices as described in the Scope of Services and Scope of Work sections of this Bid Solicitation. The City of Marion will be accepting responses from experienced General Contractor interested in providing these services according to the schedule and instructions to follow. A written record of all questions and answers will be provided by email to all Proposers who have notified the City of their intent to submit a bid, as well as on the City website. Questions about this Bid Solicitation shall be directed to Heather Cotton, Planning and Development Director, hcotton@marionnc.org. Answers to questions will be provided via an addendum as soon as possible thereafter. General Contractors who intend to respond to this Bid Solicitation, may provide an email address for updates as a courtesy. However, bidders are ultimately responsible for monitoring the City of Marion website for Addenda. This is considered to be an informal bid process. Bids are not required to be sealed, and there will not be a public bid opening. An on-site pre-bid meeting will be held on Monday, July 24th to tour the former Fifth Third Bank Building and ask questions. This is the only guaranteed time that the buildings will be available for inspection prior to the Bid Solicitation submission deadline. The City of Marion issoliciting proposalsfrom Licensed General Contractorsfor the renovation of the administrative offices located at 194 North Main Street and 14 South Main Street, Marion, NC 28752. Both buildings are existing structures that are being renovated to provide additional administrative offices to carry out government services. This is an important and time-sensitive project for City of Marion. Exterior improvements and painting at 14 South Main Street should be given the highest priority and should be scheduled prior to all other work. Interior renovations at 14 South Main Street should be prioritized before improvements to 194 North Main Street. Deadline for Questions July 27, 2023 by 2:00pm The selected licensed GC will provide a turnkey proposal for completion of the project including but not limited to: 1. All required insurance policies to be maintained throughout the project 2. All required permitting 3. Any required temporary site modifications and amenities, such scaffolding, signage and adjacent structure(s) protection. 4. Site work 5. Demolition 6. Waste removal during construction and daily cleanup of site - including magnetic sweeping of public sidewalk in front of the building, north side of building, as well as the rear alley. 7. Construction of building and all required inspections 8. Certificate of Occupancy 9. Final cleaning of building. 10. Warranty of materials and labor of not less than 1 year 11. Materials or equipment supplied with a warranty greater than 1 year shall be guaranteed for the duration of that warranty, including replacement labor costs, at no cost to the owner. 12. Submittals of all materials and equipment where applicable. The City reserves the right to reject any or all Proposals, to waive any non-material irregularities or informalities in any Proposal, to request additional clarification of Proposals, to be the sole judge of suitability of the services for its intended use and further, specifically reserves the right to make the award in the best interest of the City.
