If you have been contacted by the owner to bid on this project as a prime contractor, and would like to be listed below, please notify our editorial staff at research.canada@constructconnect.com Waterloo Campus Redevelopment as further described in Part 1 of the RFSQ Particulars (Appendix B) (the "Deliverables"). The Conestoga Waterloo Campus Redevelopment consists of a major renovation to the Waterloo campus main building. The work focuses on the North side of the campus which was not included in the last campus redevelopment completed in 2017. The scope of work will include Wings A, B, D and E for a total area of 3,950 sq m. These wings were originally constructed in 1967 with the exception of the southwest corner of the D wing (also known as the HVAC wing) which was built in 2010. The existing building is built with steel framed construction with primarily concrete block walls. Demolition work includes the removal of the B-wing, removal of the majority of exterior walls on the D wing and removal of the majority of the roof over the area of work for re-roofing. The adjacent stand-alone diner building will also be removed along with two small storage sheds to accommodate new landscape work. Abatement of hazardous materials will be included in the demolition scope. Landscape work includes a new west parking lot to incorporate the former diner property and to close off the former driveways that provided access to the diner. Additionally, a new landscaped pedestrian corridor will be built along the north property line, extending from Weber Street to the existing east parking lot. There are two existing courtyards in the centre of the building are to be re-landscaped to better serve the needs of indigenous student services and the culinary programs. Site servicing and grading will be reworked to accommodate the new landscape design. With the removal of the exterior brick and concrete block partitions, the building envelope will be largely reconstructed with a combination of fully glazed aluminum curtain wall and exterior stud walls clad in aluminum composite material. At the mechanical room, the existing block structure is to remain and be overclad with new ACM cladding complete with AVB and insulation. The existing brick veneer will remain only at the existing gymnasium, which will be refreshed through the installation of aluminum fins complete with graphic patterning over top of the existing brick façade. There is a small 52 sq m addition to be constructed at the northwest corner of the D-Wing. Additionally, two new entrance canopies are to be constructed at the West and North entrances. Other structural work includes bracing for lateral support throughout the building as well as roof reinforcement at new HVAC units and clerestory skylights and support structure for new parapets. The expected value of the base contract work will be approximately $35,000,000. Construction mobilization is expected to start immediately after review of tenders and approvals are received by early November 2023. Project completion is for late 2024, as required to be operational for the January 2025 school term. A phased approach may be considered with academic areas operational for September 2024 with the remainder occupied no later than December 2024.
