The Track and Field project will provide +/- 12,000 GSF of new construction for a field house, NCAA certified track, a championship synthetic turf soccer field, field events such as shot put, discus throw, and steeplechase, etc., lighting, press box, bleachers to seat 2,500, site demo, and sitework. The field house will provide programmatic space for men's and women's track and field such as coaches offices, a large meeting room, restrooms, controlled access for ticketing, concessions and merchandise, laundry, equipment storage, locker rooms to support Track & Field and Soccer, referee locker rooms, visiting team locker room, training room, and weight room. Exterior improvements will include landscaping, irrigation, lighting, parking, roads, drives, fire lanes, and sidewalks. Infrastructure improvements are anticipated to include telecom and electrical duct banks, manholes, utility vaults, natural gas distribution, potable water supply, sanitary sewer, fire lines and hydrants, and storm water management which will tie-in to existing campus infrastructure. Stand-alone units to be provided for chilled water supply/return. Abatement, selective demolition, and salvage for reuse of existing components is part of the project scope. Integration of existing and new MEP, fire life safety systems, building automation and audio-visual systems is to be expected as part of the project. The design team selected for this project is expected to work with numerous stakeholders on a recurring basis. The Preliminary Project Cost (PPC) for this project is $27,000,000. The PPC includes an overall Construction Manager's Budget Limitation of $19,446,000 which includes a Construction Cost Limitation (CCL) for the Architect/Engineer of $18,146,000 for new construction of the Track and Field. Advanced "Make Ready" packages immediately after execution of a GMP with the Construction Manager at Risk are to be expected. Anticipated Issue for Construction "Make Ready" packages include abatement and demolition, site preparation, infrastructure improvements and below grade/at grade structural systems. All remaining Issue for Construction Documents will be referenced as "Project Completion". In addition, this project may require phased Substantial Completions and occupancy due to required campus operations. Fees, furnishings, equipment, other work, miscellaneous expenses, and contingencies make up the balance of the PPC.
