The Naveen Jindal School of Management Phase III project will provide +/-125,000 GSF of new construction which will build upon the success of the Jindal School of Management in order to support the growing student enrollment. Programmatic spaces will include classrooms, faculty offices, meeting rooms, student flex space and study areas, testing area, and dedicated spaces to support the many School of Management student activities and programs. An outdoor private event space will be needed to serve faculty and staff. Supporting spaces for the new facility include but are not limited to restrooms, passenger/service elevators, building storage, mechanical, electrical, telecom / server rooms, and janitorial services. Selective demolition of existing building tie-in locations, utilities, landscaping and paving is to be expected to make way for the new construction. Exterior improvements will include landscaping, irrigation, bicycle storage, lighting, sidewalks, and cross walks. Infrastructure improvements are anticipated to include telecom and electrical duct banks, manholes, utility vaults, natural gas distribution, potable water supply, sanitary sewer, fire lines and hydrants, storm water management and chilled water supply/return which will tie-in to existing Campus infrastructure. The project will also include a site utilization analysis to demonstrate future expansions and phasing of the planned new facility and adjacent facilities as well as utility and pedestrian connectivity. The design team selected for this project is expected to work with numerous stakeholders on a recurring basis. The Preliminary Project Cost (PPC) for Phase III of this new construction project is $98,000,000. The PPC includes a Construction Cost Limitation (CCL) for the Architect/Engineer of $75,690,000 for the new construction. A minimum of Ten Percent (10%) of the CCL is dedicated to design alternates. Advanced "Make Ready" packages should be expected to be issued by the Architect/Engineer immediately after execution of a Guaranteed Maximum Price (GMP) with the Construction Manager at Risk. Anticipated Issue for Construction "Make Ready" packages include abatement and demolition, site preparation, infrastructure improvements and below grade/at grade structural systems. All remaining Issue for Construction Documents will be referenced as "Project Completion". Fees, furnishings, equipment, other work, miscellaneous expenses, and contingencies make up the balance of the PPC.
