The project will consist of the final design and construction of Electrical, Mechanical and Plumbing Systems for the Parrott House Renovations Project in addition to select construction services for the following trades: lighting, flooring, sprinkler installation, elevator installation, select interior and exterior finishes as described below and in the attached schematic drawings. Each response to this RFP should contemplate the following for each contract of work proposed: • Review the Schematic Design acknowledging the preferred equipment • Submit bid proposal with description of proposed alternatives, as needed • Provide schedule or timeline of construction work • Describe relevant work experience and related references • Understand bid leveling and value engineering may be negotiated upon Owner’s request • Owner anticipates contract awards by August 4, 2023 • Notice to Proceed anticipated August 28, 2023 • Identify need for secure work area and continued access to the facility • Plan for construction of project achieving milestones as contracted • Create and/or provide operations and maintenance manual upon completion • Provide as-constructed drawings Mechanical: The project will include providing a new HVAC system to serve the proposed renovations for the new hotel room areas of the building 2nd and 3rd floors. The Owner intends on using the existing forced hot air heating system to serve the building 1st floor. Proposed scope for the new HVAC system for the 2nd and 3rd floor includes a slim duct air unit in each hotel guest room that will include a DX coil tied to a condensing unit (Grouped over several air units). A main supply duct with an outdoor air intake and branch ducts will supply fresh air to each unit. Exhaust air will be removed from the rooms using individual ceiling exhaust fans in each unit bathroom. Electrical: The project will include the installation of a new 3-phase electrical overhead service from an existing utility pole. The 3-phase service will serve a main panel in the building basement that will then serve individual sub-panels on each floor and throughout the building. Sub-contractor will provide all new electrical distribution, receptacles and lighting throughout the building. Plumbing: The project will include providing new plumbing in the entire building including new supply and waste lines to all new fixtures. This will include all new water closets, lavatories, showers and tubs in all building bathrooms including the guest rooms on the 2nd and 3rd floors and bathrooms on the 1st floor. Plumbing for the proposed kitchen area and sprinkler system included.
