Development of a two-story 51,700 square foot Multi-Generational Recreation Center and associate site/park improvements. A Multi-Generational Recreation Center was initially recognized as a need in Tracy through the 2013 Parks Master Plan and the City-wide Public Facilities Master Plan. In November 2016, the City submitted Measure V for the voters consideration, a twenty-year half-cent transactions and use (sales) tax, to provide funding for local city services/facilities. In 2018, the City Council approved the Multi-Generational Recreation Center as a major amenity that would be funded by Measure V sales tax revenue providing a space to serve a broad spectrum of the City's demographics, including families, teens, and seniors. At the direction of the City Council, work began on the design of this project in March 2022. To date LPA, along with City staff, has completed site feasibility studies, conceptual design, community outreach, schematic design and design development. In October 2022, City Council provided updated direction to the design team related to the size of the gymnasium (3-court), inclusion of an elevated indoor running track and bouldering wall, and inclusion of all the park improvements shown in the conceptual plan including a full-court basketball court. Work currently underway includes construction documentation (60% design), environmental analysis (CEQA), traffic study, and financial analysis. The CM is required to perform the work specified herein. In submitting a proposal, the CM firm represents that it is qualified and capable of providing all the requirements of this RFP. Also, the CM firm is invited to provide a substitute Scope of Work that is consistent with the requirements outlined below and appropriate for a project of this caliber. The CM firm shall state features, skills and/or services which distinguish the CM firm that make it the best choice for the City. Additional information or tasks which, in the CM firm's opinion, should be included must be clearly identified. The CM is required to provide services specified in the RFP, its proposal, and the executed contracts.
