As of October 17, 2023, construction is currently scheduled to start mid July 2024. Georgia State Financing and Investment Commission (GSFIC), as "Owner", on behalf of the Board of Regents of the University System of Georgia ("Using Agency" or "BOR"), is seeking firms interested in providing construction management at-risk services for a project known as Project Research Tower, at Georgia State University in Atlanta, Georgia. New construction of a 120,000 SF science research and instructional building (anticipated to be 8-10 stories depending on site constraints) to support GSU's growing science research and teaching program. The building is anticipated to be compatible in form and appearance to the two earlier projects in the Science Research Center on the Atlanta campus, and have a complementary space program. Space allocation is anticipated to be for research labs (~40%), instructional labs (~15%), office and service space (~14%), special instructional space (vivarium) (~12%), classrooms (~5%), student study (~5%), and building support (9%). Interior space, particularly the research labs, will employ contemporary design with a focus on flexibility to support a growing and evolving research program. Upper floors may be connected with adjacent buildings to enhance security, promote communication and circulation, and economize on shared services. The building is proposed to use natural light to create an open and inviting environment Deadline for submission of written questions and requests for clarification - 8/1/2022 2:00 PM Deadline for submission of written questions and requests for clarification. Questions from Construction Professionals about any aspect of the RFP, or the project, shall be submitted in writing (email is preferable) to: Andrew Triemer, Contracts Manager ----- 404-717-0107 andrew.triemer@gsfic.ga.gov The preliminary Stated Cost Limitation (SCL) or construction cost of the project is estimated at $76,500,000.00. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. The Design Professional's services are anticipated to commence by Fall 2022 with construction documents anticipated for completion in Fall 2023. The start of construction is contingent on the availability of funding. (All of the dates above are estimates which are subject to change).
