The project aims to address programmatic needs to better align with current dining service standards and student expectations. It encompasses renovations to various areas, including the dining hall, food service kitchen, food service support space, building service space, convenience store, and entrance. The renovations will target the maintenance, repair, service, functional, and aesthetic needs of the facility. Laron Commons, situated within the SDSU southeast residential community, is a community-style dining facility. The dining room and main prep kitchen are located on the second floor of the building, with additional program and service functions on the first floor. Each floor contains approximately 14,000 gross square feet and the existing dining area accommodates 320 seats. The building structure consists of concrete footings & foundation, slab-on-grade, concrete waffle slab, concrete masonry unit bearing walls, and steel columns, roof joists, and roof decking. The exterior envelope features brick masonry, aluminum storefront openings, and EPDM roofing membrane. Upgrades are required for the exterior envelope, building systems, interior finishes, and equipment. The proposed project scope includes: • Add restrooms to the second level dining room • Upgrade and renovate the commercial kitchen, food preparation areas, and convenience store • Upgrade building utilities: electrical, domestic water, and sanitary systems • Upgrade building systems: lighting, HVAC, controls, fire sprinkler, life safety, and exhaust • Install backup power generation options for the facility • Repair and upgrade building envelope: roof, masonry, windows, doors, and storefront • Add a stair/elevator entrance to improve accessibility and flow of circulation for guests • Replace interior doors throughout the building to improve access and security • Upgrade interior finishes, furnishings, fixtures, and equipment The project will be executed in two phases over 18 months, with a proposed phase one construction start date of April 2024. Phase two construction will follow and is expected to last 8 to 12 months. To minimize the impact on students’ access to dining facilities, the university aims to maximize the work completed over the summer break. The estimated total construction budget is currently $11,300,000. *The value for this project is based on a financial range.
