The MEP Subcontractor scope of work is identical to the General Prime Contractor scope of work included in these bidding and contract documents. By submitting and signing a bid, all bidders have examined all of the Bidding Documents listed in the Table of Contents of the project specifications. The successful bidders will be required to do all work which is shown on the drawings, mentioned in the specifications, or reasonably implied as necessary to complete the division of work bid for this project. The Multicultural Education Center is a 2 1/2 story, 6710 square foot, wood framed house of finished and unfinished spaces, currently utilized for office and meeting rooms. The roof is approximately 2,845 square feet, currently covered with asphalt shingles at the sloped areas and membrane at the flat roof areas. The facade consists of 5000 square feet of wood siding and trim. There is approximately 1,200 square feet of window and door openings. The Pollock House is a 2 1/2 story, 9,770 square foot house of finished and unfinished spaces, currentlyutilized for office and meetings rooms. The roof is approximately 2,450 square feet of clay tile. The exterior consists of 5,760 square feet of stucco facade with wood trim elements. There are 1,500 square feet of windows and door openings. Bid Guarantee in the amount of 10% of the Bid must accompany each bid submitted Multicultural Education Center (Thomas Wall House) work includes replacing the asphalt shingle roof; repointing the foundation walls; repairing the original wood soffits, wood columns, wood siding, wood guardrails, and wood handrails; and replacing the wooden stair treads. Exterior wooden windows and storm windows will be repaired and repainted, new weatherstripping installed on exterior doors, and scraping and re-painting the entire exterior fenestration. A new accessible ramp will be constructed and installed for the main entry. Interior restrooms will be renovated to meet current accessibility standards and all interior wall and flooring finishes updated. Oviatt House work includes replacing the asbestos roofing with slate tile, replicating the original pole gutter, repairing the chimney, restoring the tower finial, and repairing and repainting the masonry at walls and steps. Exterior wooden doors windows, and soffits will be repaired and repainted. A new accessible ramp will be constructed and installed for the main entry and the site associated with the west elevation will be regraded. Pollock House work includes removing and storing the original clay tile roof for the replacement of the existing roof underlayment and reinstalling the original clay tile; repairing damaged, delaminated, and cracked stucco and wooden soffits; removing non-original stucco and concrete building components; and repairing and replicating the original terrace balustrade. Exterior wooden doors and windows will be repaired and repainted, the entire fenestration will be scraped and repainted. A new accessible ramp will be constructed and installed for the main entry and the site associated with the west elevation will be regraded.
