The Project consists of the clearing, grubbing, and mass grading of approximately 48 acres for future single- family residential development (Key Map No. 296-N). Bids shall be on a lump sum and unit price basis as indicated in the Bid Form. Bid security, Conflict of Interest Questionnaire, and Texas Ethics Commission Form 1295 shall be furnished in accordance with the Instructions to Bidders. It is planned to develop 49 +- Acres Tract in Montgomery County, Texas. A site vicinity map of the project site is presented on Plate 1. A review of our subsoil data at the project site indicates the following: o The subsoils generally consist of naturally occurring sandy silt (ML), silty sand (SM) and lean clay (CL) soils. These soils are suitable for development of subdivision streets and posttensioned slab foundations. However, the surficial sandy silt soils are moisture sensitive and compaction difficulty may occur in a wet condition. They will pump due to presence of perched water tables. Therefore, soil stabilization may be required. The cost of development for this site during the wet season may be higher than development during the dry season. o The project site has a potential vertical rise of 1.0-inch. o Our short-term field exploration indicates that groundwater was encountered during and after 0.33-hour of drilling. A groundwater depth of 15- ft was observed. Therefore, dewatering may be required. o The residential structural loads can be supported on the post-tensioned slab type foundations. The allowable net bearing capacities are 900 psf and 1,350 psf for dead load and total load, respectively. o Recommendations for pavement are presented in Section 9.0 of this report. o In general, the development of this site should not pose any additional difficulties compared to similar developments in the area. o The recommendations presented in this report are preliminary. They should not be used for final design. We recommend additional studies to be conducted upon completion of the lot development.
