During this meeting, we will be focusing on the site and electrical scope and schedule of the project. It is Mandatory for all sitework and electrical bidders to attend this Prebid meeting. Bids will not be received, nor contracts awarded, to any sitework or electrical bidder who does not attend this Prebid meeting. Although not mandatory for all other trades, it is strongly encouraged that all other trades bidders attend this Prebid meeting. Following this meeting, contractors are invited to walk the adjacent property of the future Middle School site. (860) 496-4233 or email markcarroll@ogind.com This project consists of the construction of approximately 81,300 square feet of a new Middle School building located on a green field ten+ acre property between the existing Quaker Farms Elementary School to the north, and Great Oak Middle School to the south. The project includes extensive sitework including a new bus loop, parent drop off and parking areas, new utility connections for electrical, natural gas, water, storm and sanitary; and new baseball and softball fields. The building includes a full kitchen, servery, cafetorium, gymnasium and locker rooms, a STEM classroom, Science, Art, lecture classrooms and support spaces. The sitework will require mass rock and trench blasting, and existing soil removal and replacement with processed structural fill. Ground water management will be needed for the removal of the man placed fills and replacement with structural fill in dry conditions. The building structure is structural steel with concrete spread footings and retaining walls to allow the main entrance to be on the mid-level, and exits on the west side of the building one level lower. The building exterior is constructed primarily of cold formed metal studs with exterior gypboard sheathing. The exterior cladding includes brick veneer and formed metal panels with metal panel accents. The windows are primarily storefront with limited curtainwall areas, the roofing is a fully adhered TPO system over rigid and tapered insulation and a cover board. The interior is primarily non-bearing metal stud partitions with abuse resistant gypboard and includes CMU partitions for stairs and the elevator. Interior finishes include some interior storefront and glazing, extensive architectural casework and wood panels, Acrovyn and tackable wall coverings. The ceilings are acoustical tile with an alternate for manufactured wood plank, the flooring includes extensive linoleum plank and sheet materials, and limited resilient and rubber areas. There is. Fire protection is provided for a fully sprinklered building, without the use of a fire pump. Domestic hot water is provided by two water heaters. The initial installation for gas service to the building is liquid propane, fed from on grade propane tanks. Piping for a future natural gas service is included from the street to the mechanical room. The HVAC system includes a heating plant consisting of boilers and hot water distribution, and two roof mounted chillers and chilled water distribution. The HVAC terminals include radiant panels and active chilled beams supported by two roof mounted dedicated outside air units. Separate air handling units are provided for the kitchen and gymnasium areas. The electrical system includes a stand by backup generator. Raceway, structured cable, devices and patching equipment is included for communication, technology and security, as well as life safety systems. The FF&E, technology, and security hardware including head end and cameras, will be submitted to the State as Phase 2 of the project and bid by the Owner at a later date. The project does not include any abatement, demolition or renovation of the adjacent existing schools with the exception of the Quaker Farms Elementary School parking lot. The construction schedule is generally described as follows: The sitework commences in June 2019 with the installation of a sanitary forced main system to allow the existing leaching system to be taken out of service, followed by earthwork needed for the start of foundations. Building construction will be completed for the installation of FF&E in June 2020 which will require six-day work weeks for the duration of the project. Substantial completion of the project is in July 2020. Modifications to the Quaker Farm Elementary School parking lot will be performed during summer 2020. All work shall comply with current building, fire, mechanical, plumbing, energy and accessibility codes. The project shall meet the State of Connecticut High-Performance Building criteria requirements. The Construction Manager requires each trade contractor to implement practices and procedures to meet the projects environmental performance goals. Specific project goals that may impact this area of work include: use of recycled-content materials; use of locally-manufactured materials; use of low-emitting materials; construction waste recycling; and the implementation of a construction indoor air quality management plan. The trade contractors shall ensure that the requirements related to these goals, as defined in the specification sections, are implemented to the fullest extent. Substitutions, or other changes to the work proposed by the trade contractors or their subcontractors, shall not be allowed if such changes compromise the stated State of Connecticut High-Performance Building criteria.
