Construction Management Services for the New Central Library. The services of the Construction Manager will include the provision of estimating, constructability and scheduling services throughout the duration of the project. The selected Construction Manager will work with the Owner, Owners Representative and Consultant team from the pre-construction phase through construction, commissioning, and handover. Commencing immediately after contract execution, the Construction Manager will begin pre-construction services. The goal of the redesign is to make substantive design changes that reduce construction cost and simplify construction resulting in schedule efficiencies. SPL will continue to pursue sustainability in the design, but will no longer be targeting LEED® certification. Among other changes, building simplification and value engineering options, SPL is open to changing the structural materials, redesigning the curtain wall and removing the raised access floor system. Through the redesign process, the target construction budget for the New Central Library is $95.0 million inclusive of PST and the schedule, including site remediation is 34 months.
