For the following proposed project: Project Number 10637-010 Westside Research Park (WRP) Building C Buildout and Infrastructure. The Westside Research Park Building C Buildout and Infrastructure project at a University-owned property at 2300 Delaware Avenue, Santa Cruz, California is a proposed capital project to renovate unoccupied, and currently unusable space in building C (approximately 64,000 SF of interior space); remove legacy building infrastructure to facilitate the installation of new source equipment and distribution systems to meet N+1 goals and comply with long term campus decarbonization and electrification mandates. Improvements include 46,000 SF of exterior spaces on the 18.5-acre parcel. Acquired by UC Santa Cruz in 2004, the 2300 Delaware Avenue property is a level, 18-acre parcel with three large interconnected former industrial buildings constructed in 1980, and formerly used for manufacturing and administrative functions by a private company. Building C was previously a semiconductor fabrication plant with approximately 45,000 square feet of class 100 clean rooms in a bay and chase configuration. Building attributes include an interstitial fan deck above and a sub-fabrication basement below the former clean rooms. Most of the original building systems infrastructure exists and will need to be replaced to the current UCSC design standards, while maintaining the operations of existing research functions and supporting infrastructure. Current program objectives for the unoccupied Building C spaces include flexible and generic research laboratory spaces and correlating supporting spaces that can accommodate a wide range of potential programs with modest research program-specific build-out. The upgrades would immediately benefit current recruitment efforts in the Baskin School of Engineering, and Physical and Biological Sciences Division. Long-term benefits include having flexible research space readily available in Building C so that minor renovations for new faculty can be performed when needed. The Detailed Project Program should address the overarching objectives of providing flexible space capable of adapting to changing program and technological requirements; leverage existing labs and supporting spaces recently renovated and identify the most cost-effective solutions for achieving quality building systems with infrastructure resiliency. The Master Architect will provide services beginning with program validation. Schematic design will follow along with preparation of Performance Criteria Documents, which consists of project program, budget projections, site/ building planning, code analysis, development of diagrammatic plans, performance specifications, and subsequent reviews for criteria compliance. Interested firms will be required to submit a Statement of Qualifications ("SOQ") and other documentation demonstrating related experience, using standard forms to be provided by the University.
