The project base scope of work includes but not limited to: 1. Replacement two (2) gas-fired hydronic heating boilers with condensing boilers. 2. Replacement of suite hydronic baseboard heater with new hydronic fan coil unit capable of proving heating and cooling. All associated piping modifications. 3. Domestic Hot Water (DHW) generation plant replacement – addition of electric heaters and replacement of DHW storage tanks. The DHW generation will be backed up by the gas-fired boilers. 4. Modification of existing domestic water entry station to incorporate backflow preventor. 5. Two (2) new air source heat pumps on roof to provide hydronic heating and cooling water. Associated mechanical modifications in basement mechanical room. 6. One (1) new air source heat pump on roof for DHW generation. Associated mechanical modifications in basement mechanical room. 7. New DDC system for controlling central plants for space heating and cooling, and domestic hot water generation. New hydronic heating and cooling units in suite are controlled locally and will not be controlled by DDC system. 8. Structural steel platform and screen roof. 9. Electrical works associated with abovementioned mechanical works including but not limiting to: New power feeds between basement electrical room to the roof. Provision of addition electrical power to new hydronic fan coil units in each suite. Electrical requirements of all new mechanical equipment and devices 10. Upgrade existing electrical substation including provision of temporary power (rental generator) during substation replacement. 11. New EV charging stations in underground parking garage. 12. Provide new liquid membrane at all exposed concrete eyebrows and slab edges for the balconies and brick walls; including installation of new selant at all joints and transition joints. 13. Provide liquid applied membrane at all exterior stairs and landings. 14. Conduct concrete repairs as per identified by consultant. 15. Replace failed sealant joint at window perimeter. 16. Modernize 2 elevators as identified on the Solucore Inc. tender documents.
