Deadline for RFP Questions October 10, 2024 at Noon Anticipated Authorization to Proceed November 8, 2024 1.2 Project Description (the "Work") The Project consists of repairs and upgrades to the existing Atrium smoke control system, HVAC system, and fire protection of atrium openings. Smoke control system corrections include fire alarm integration of atrium smoke control systems for; existing exhaust and supply fans, new fire and fire/smoke dampers at existing HVAC ducts and BAS controls of existing air handlers. Fire protection work includes removal of existing fire shutters protecting window openings to Atrium, installation of new fire rated glazing systems, and corrections to finishes. KE Dwan is a fully operating research facility. The successful Respondent will be expected to coordinate schedule of all outages and interruptions of fire alarm, HVAC, and other systems to mitigate disruption to occupants and avoid impact on research. Occupancy of the building and use by the University shall be maintained at all times throughout the Project. Planning of work shall be phased such that required egress paths, building access, and fire ratings of atrium are maintained throughout the Project. Duration of disruption to offices and conference rooms shall be minimized. Respondents should plan outages and temporary protections accordingly. Dunham Engineering is the Architect/Engineer of Record for the Project. 1.3 University-Provided Information The University has assembled the following information about the Project (collectively, the "RFP Documents") for review by the Respondent: o This RFP and all Attachments o RFx Instructions, Requirements, and Rights Reserved by the University o Current Prevailing Wage Rates o Schedule of Values Cost Sheet o Plans and Specifications The University has assembled the following additional RFP Documents (available to view online at the Capital Project Management Website) for review by the Respondent: o The Contract o The General Conditions of the Contract for Construction o The University's Building Standards However, note the RFP Documents are subject to change. The University will provide notice of any changes to the RFP via addenda. Any information provided to Respondents during the RFP process, including the documents enumerated in this Section 1.3, is provided only for your use in preparing your Proposal. Respondents shall independently evaluate the information for their use in preparing the Proposal and shall be solely responsible for their use or interpretation of the information. 1.4 Contract Sum The selected Respondent will perform the Work for a Contract Sum that shall be a fixed, lump sum that shall include all costs necessary to complete the Work in accordance with the Contract Documents, including Respondent's overhead and profit. The total construction budget for this Project is $705,000 (current dollars, no escalation). 1.5 Critical Project Schedule Dates The University requires the Project to be substantially complete by no later than April 25, 2025. Note that Winter Break occurs December 19th through January 20th. Research in the building will continue during this time. Construction Services for corrections to the smoke control system in the KE Dwan facility located on the east bank of the Twin Cities campus. Refer to the Request for Proposal documents (found in the Attachments tab) for full project details/requirements.
