Total Project Cost: $3,000,000.00 Project Overview A. Project Description The Ohio School for the Deaf (OSD) serves a diverse population of deaf/hard of hearing students, families and communities through educating students in a language rich environment and empowering each individual to be a contributing member of society. The facility is located at 500 Morse Road, Columbus, Ohio 43214. The intent of this project is to renovate the existing "Old Elementary" building. This renovation will create administration space and pre-school classrooms to serve students for both the Ohio School for the Deaf and Ohio School for the Blind. This renovation will utilize an existing building with little expected need for structural changes. The "Old Elementary" building was one of the original buildings constructed on the Ohio School for the Deaf when it opened in November 1953. The 12,941 SF build is one-story with a double loaded corridor accessing classrooms that are on average about 531 SF each. Construction is parged concrete masonry external walls supporting a concrete bond beam. Interior corridor walls are load-bearing masonry units, all of which support a roof of hollow core concrete planks forming a shallow gable roof. This design is expected to include roof replacement, new HVAC, boiler repairs, plumbing fixture replacement, electrical updates, fire alarm replacement, new insulated windows, new interior finishes, and masonry wall alterations to provide ADA door clearances. The development of a Program of Requirements (POR) will also be included as part of the Professional Design as an Additional Service. The development of a POR will involve assessing the existing spaces, identifying the Owner's needs, and integrating both aspects to ensure alignment and functionality. The project scope will be evaluated, prioritized and defined to align with the project budget. Evaluation of the project construction schedule will also be part of the POR stage. Scope of Services As required by the Agreement, and as properly authorized, the selected A/E will provide the following categories of services: Program Verification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration and Post-Construction. Additional Services will include programming, and any other Additional Services needed to address the Owner's project requirements. Upon award of the Agreement, the selected A/E will commence by developing the Program of Requirements. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Diversity, Growth & Equity (EDGE) Program as required by statute and the Agreement.
