PROJECT DESCRIPTION: Scope of Work The project is the Exterior Rehabilitation of the UT Main building and the Tower located at 110 Inner Campus Drive, Austin, TX 78705. The detailed scope will include Restoration of the exterior of the Main Building and Tower to its original appearance, including but not limited to repair and cleaning of the stone masonry, replacing windows, lighting updates, as well as restoration of the clock, the decorative spandrel panels and lettering, and replacement of the observation tower waterproofing. Scaffolding To access the exterior facades of the main building and the tower on all four sides we will require to erect scaffolding. The scaffolding erection will be closely coordinated with the owner representatives to help maintain life safety access with covered walkways and ADA ramps. Proper caution will be taken to minimize any damage to the surrounding landscaping. Masonry Cleaning A good portion of the exterior stone will be cleaned using appropriate biodegradable chemicals to remove the biological growth. Water runoff will be captured and hauled off-site. The cleaning will also include a 100% washdown no chemicals. Masonry restoration will also include selective repointing and crack repairs. Demo and Abatement The bulk of the restoration work includes restoring the exterior windows and Doors. The existing windows have lead paint that is flaking and deteriorating. The abatement work will include removal and disposal of asbestos glazing, asbestos caulking and lead paint from approximately 1,344 windows and 304 spandrel panels by dry sand blasting to a white metal and coating the steel with a rust inhibitor (Hold tight). Abatement of frames and spandrel panel to be performed within a negative pressure containment. Window sashes will be blasted in an on-site containment. Selective Roof Repairs The project roofs have been maintained over time but there are areas that will need a major roof replacement to avoid leaks and provide an extensive life span. This scope will include installing new underlayment at the East and West reading room roofs and reinstalling the existing roof clay tiles. The scope will also include replacing the machine room roof with a new sanding seam metal roof. Windows and Spandrel Restoration All Exterior windows and the spandrel below will be completely restored. This includes all window types - steel, wood, bronze and aluminum. The window sash will get new clear annealed glass, the hardware will be restored, and the windows & spandrel units will get new Tnemec paint and perimeter sealants per specifications. This scope will also include painting of the letters on the spandrel panels. Painting and Plaster The scope of work also includes repainting steel, cast iron and restoring bronze railing and handrails. Restoring Loggia wood ceiling, repainting cornice and roof eaves and clock exterior restoration including gilding. Observation Deck The renovation scope will also include upgrading the observation deck, this will include new safety enclosure and installing new waterproofing and paver system at the observation deck floor. Exterior Lighting The exterior lighting will be upgraded to get new state of the art light fixtures on different levels offering better luminosity.
