Reference Number : 0000363109 Roof Replacement Gateway Center It is the bidder's responsibility to see that the RFP is delivered within the time and at the place prescribed. Bids received prior to the time of opening will be securely kept, unopened. No bid or modification thereof received after the time set for opening will be considered, even if it is determined by the City that such non-arrival before the time set for opening was due solely to the delay in the mails for which the bidder is not responsible. Any bidder taking exception to, or questioning any of the provisions, procedures, conditions, or specifications herein stated should make such exceptions known to the undersigned, in writing, not less than five (5) days before the bid opening. Prevailing Wage - Any construction over $ 1,000.00 is required by state law to pay the state prevailing wage. A current copy of the most recent Prevailing Wage scale is obtained from the State of Rhode Island, Department of Labor and Training, Division of Professional Regulation or at the Davis-Bacon Wage Determination link. It is also by request for each construction bid document. All vendors supplying construction services must submit certified payrolls from any contractor and sub-contractor who work on the project. No payments are made until all payrolls are up to date, and correct. Prevailing Wages also applies to ALL other (Non-Construction) Requirements. If the City's requirement is sealed bid, the DAVIS-BACON Wage Determination applies. Bid date info : Proposals must be submitted in sealed envelopes addressed to the Purchasing Office, City Hall, 43 Broadway, Newport, RI. 02840, and must be plainly marked in the lower left-hand corner "Roof Replacement Gateway Center, ". Please include one (1) original and (2) copies of your proposal. DESCRIPTION: A. Furnish and install labor, roofing materials, insulation, flashings, and incidentals on the following designated roof areas; City of Newport, Hamilton Family Aquarium, 23 America's Cup Avenue, Newport, RI 02840 B. Base Bid - Low Slope Lower Elevation - 30 Year Warranty - Roof work includes: 1 Refer to specification sections for additional information and installation guidelines. 2 Remove existing EPDM membranes, existing insulation, coverboards, flashing, related metal components, and dispose of properly. 3 Install two new roof drain systems at the locations designated as "NRD" per the roof plan. 4 Simultaneously mechanically gang fasten two (2) layers of 2.6" polyisocyanurate (5.2" total), tapered polyisocyanurate (1/4" slope) with minimum thickness of 1/2 ", and 1/2 " specified coverboard. 5 Install tapered edge strip and cant at the perimeter of the entire lower low slope roof elevation. Install cant strip at all curbs and wall flashings. 6 Replace drain assembly hardware, cast iron clamping rings and drain strainers, at existing locations. 7 Adhere one (1) ply of base sheet over the entire substrate in specified adhesive at two and half (2.5) gallons per square. (Using a weighted roller and 1/8" notched squeegee) 8 Adhere one (1) ply of mineral surfaced cap sheet over the entire substrate in specified adhesive at two and half (2.5) gallons per square. (Using a weighted roller and 1/8" notched squeegee). Heat-weld all seams. 9 At all base flashings, apply two (2) plies of specified membrane (base & cap). 10 Terminate the 2-ply flashing at the brick masonry wall using a thru-wall counter flashing. The lap about the counterflashing is to receive a bead of structural sealant along the entire wall run. Terminate 2-ply flashing at masonry parapet walls with an aluminum termination bar. Termination bar is to receive a bead of structural sealant along the entire wall run. 11 Roll apply two (2) coats of specified aluminized coating at .75 gal/square. 12 Replace rotted wood blocking if discovered during removal of the roof. 13 Disconnect and reconnect all roof top units to create sufficient space for reroofing activities. Raise flashing heights where necessary to achieve NRCA standard compliance. 16 Install new specified 12" 0.040 aluminum kynar wall panel system to CMU masonry parapet walls. Prepare and prime CMU substrate per manufacturer guidelines. Install specified self-adhereing vapor barrier to CMU substrate. Attach specified 12" 0.040 aluminum kynar wall panels to masonry parapet walls using 18 ga vented hat channels with required clip spacing outlined in wind uplift documents. Hat channels to be attached to the concrete substrate using 1/4" Tapcon fasteners with 1-1/2" embedment at 16" o.c. 17 Install new pre-manufactured fascia and metal components with .040 Kynar coated aluminum, to include but not limited to: reglets, counter flashing, coping, and fascia. Color to be selected by owner. Pre-manufactured edge metal must be installed at all existing locations, including all roof elevation level changes. Install coping cap at CMU masonry parapet walls with wall panels. Install flash-less fascia assembly at lower, low slope elevation perimeter. 18 Replace all metal flashing components at stack penetration(s). 19 Recertify existing lightning and reattach in cold adhesive. 20 Stage access on the exterior of the building. Roofers are not permitted to enter the building unless approved by the City of Newport. 21 All roof areas will be secured in a watertight condition each day before the Contractor vacates the site. There will be no exceptions! 22 Contractor is responsible to field verify all dimensions and measurements. 23 Unless otherwise noted, contractor shall provide and pay for all labor, materials, equipment, tools, construction machinery, water, heat, utilities, transportation and other facilities and services necessary for proper execution and completion of the work as required by The Contract Documents.
