Reference Number 0000361947 Lewis Palmer School District 38 (LPSD or District) is pleased to issue this Request for Proposal (RFP) for Construction Management/General Contractor services for remodeling of a Manufacturing plant, converting into a CTE Facility, at 1200 Synthes Ave, Monument, Colorado by a licensed and qualified contractor. Remodeling of a former Manufacturing plant to create Phase 1 of a CTE Facility. The targeted budget is $4,500,000. The total building is 24,704 sf and may be broken into Phases as determined by budget availability. The Architect on the project is Hollis and Miller. The CM/GC services during the preconstruction phase shall include, but are not limited to, cost estimating, value engineering, cash flow projections, scheduling, logistical planning, constructability analysis, bid package administration, bidding of trade contracts, and the submission of a guaranteed maximum price (GMP) proposal for the construction work.
