To provide all labor, materials, equipment, expertise and supervision to furnish/provide new HVAC systems for the WTP Lab. (Brand Name or Approved Equal). Complete turn key project including all materials, labor, supervision, clean-up, and all other incidentals needed to complete the work. Specifications: Proposed routing along ceiling for power conduits. Power for new AC Units to come from one of the existing panels located in the SWTP. Route conduit to ceiling. Furnish, install, and make operational a new HVAC system - 4-ton outdoor Heat Pump system with branch box, two indoor 2 Ton Ductless Ceiling Cassette Indoor Air handlers with outside makeup air, to heat and cool the Gloucester Water Treatment Plant Lab. Note that all selected heat pump and air handler components to be manufactured by the same manufacturer. The Contractor shall visit the site and obtain other information needed to prepare the bid including but not limited to room size, heat load, power supply, duct routing, line routing and work environment. On-going plant operations will take precedence over any installation activities. Close coordination with the Plant Manager and Mechanic Foreman is required. Obtain all building permits required by the County. Maintain safe, OSHA compliant operations. Components to include but are not limited to; including installation: 1. 1 - Trane/Mitsubishi- MXZ-SM48 - Trane 4-ton Mini Split Heat Pump Outdoor Unit; or approved equal. 2. 2 - Trane/Mitsubishi- PLA-A24EA8 - Trane 2 Ton Ceiling Cassette Indoor Air Handlers; or approved equal. Provide with condensate pump(s) and alarms. 3. 1 - Trane/Mitsubishi- PAC-MKA32BC - Trane Branch Box; or equal. 4. 1 - manufacturer's standard thermostat. 5. Refrigeration piping shall be sized by the manufacturer. Both suction and liquid line shall be insulated with 1" thick white PDM insulation; or equal. 6. Route new refrigerant lines, control wiring and condensate drain line, through the ceiling space and down building alongside of the existing lines and wiring. Provide a concrete splash block for condensate piping termination. 7. Provide 6" diameter outside air duct from each air handling unit to a new 16" X 8" flanged storm blade wall louver with 16" deep plenum with sloped bottom. Provide volume damper and concentric duct transition at air handling unit connections. Make building modifications as needed. Coordinate exact location and duct routing with the County Engineer before construction. Balance outside air to 150 CFM. (Outside air requirements based on ASHRAE Std. 62.1) 8. Make building modifications as required for the installation of the HVAC units, air supply and electrical routing. Provide and install all bracing, brackets and ties as required for installation. Secure outdoor unit to concrete pad. (review with County Engineer) 9. Inspect existing electrical supply panels located in the building and determine the best location from which to install new breakers, (other electrical components as needed) for supplying power to the new units. Determine the best route for new wiring and conduit to provide power to the new units. Provide and install disconnects and other electrical components as required by code. Review electrical plan with the County Engineer prior to installation. (Note: the existing HVAC systems in the building will remain in service, although there may be times the units are turned off. 10. Install controls. 11. Startup systems and make operational. Verify efficient operation and refrigerant charges. 12. Instruct WTP Plant operators on use of equipment. 13. Provide operations and maintenance manuals for equipment. 14. Provide one year's supply of air filters for the units. Warranty: 1. 5 years on the compressors and air handler 2. 1 year on all other parts and labor Exceptions to the Terms/Conditions and Specifications: All specifications must be met or exceeded or may be considered non-responsive. Incomplete responses shall not be considered. The bidder shall note any exceptions to the bid on the Comment section. The bidder shall list in a separate attachment detail concerning the exception. This sheet shall be labeled "Exceptions to Bid Conditions and Specifications". (Note: the terms "Bidder" and "Contractor is used interchangeably.) Work Location: Gloucester County Water Treatment Plant, 8214 Reservoir Ridge Road, Gloucester, Virginia 23061. Gloucester County Contact: Kim Beatley, P.E., County Engineer, 804-875-0958. Inspection of Job Site: Bidders signature on this solicitation constitutes certification that they have inspected the job site and are aware of the conditions under which the work must be accomplished.
