Reference Number : 0000361529 The San Marcos Consolidated Independent School District (The Owner, or District) has determined, as required under Section 2269.053(a) of the Texas Government Code, that the construction procurement method which provides the best value for the District for a construction project titled "SMCISD Mendez Elementary School Replacement" (The Project) is the use of a Construction Manager-at-Risk, as per Subchapter D of Chapter 2269, Contracting and Delivery Procedures for Construction Projects of the Texas Government Code. San Marcos CISD will receive proposals for the selection of a Construction Manager at Risk (CMAR) for the San Marcos CISD's Mendez Elementary School Project, located at 1805 Peter Garza, San Marcos, Texas. Job Location 1805 Peter Garza, San Marcos, Texas Question Deadline 09/18/2024 at 4:00 PM CT All questions regarding this process and the Project shall be submitted in writing to the District's contact via email. Responses will be provided to all potential bidders on September 20, 2024. The estimated overall combined construction cost budget for the Project at this time not including Construction Manager-at-Risk fees is $57,056,556. The Project is divided into two phases. Phase 1 construction is scheduled to begin within thirty (30) days of the award of this RFP and is scheduled to be completed no later than May 1, 2026. Phase 2 is scheduled to begin [date] and is scheduled to be completed no later than August 1, 2026. General Requirements - Contractors License Required - Insurance Required - Bid Bond 5 % - Performance Bond 100 % - Payment Bond 100 % Fourteen months for construction from the notice to proceed, and three (3) months for demolition of the existing school building, and construction of the new playfields and playground once the demolition is completed.
