The Chicago Zoological Society (CZS) is seeking professional Design/Build services for an asphalt V.I.P. Parking Lot at the west end of South Gate Parking Lot at Brookfield Zoo Chicago. Notice to Award: Early October The Scope Includes: Design Development Phase o Perform a site assessment with key CZS staff to define the project requirements o Develop a design schedule with milestones o Develop a concept design for review and approval by CZS o Concept design to include, but not limited to, topographic survey, Site research and private underground utility services locating. o The contractor is responsible for retaining the necessary sub-consultants required to execute the design process. CZS has the right to review and reject any sub-consultants proposed for the project. o Create a full set of design documents from schematic design through construction documents o Coordinate the project work with the CZS project Management team and complete the project in accordance with CZS's goals and objectives and agree upon Scope, cost, time, and quality. o Chair regular scheduled meetings with CZS internal project team. The minimum schedule will include a kick-off meeting and subsequent meetings scheduled at intervals of at least 30/60/90/100% during exhibit design development. o As part of the design development phases, the contractor will be responsible for providing cost estimates at 50% Schematic Design, 50% at Design Development and 50% at Construction Documents. If at any time, the design exceeds the target budget, the contractor is responsible for re-aligning the design with the budget. o During design development, the contractor will work closely with Plant and Facilities to develop the design parameters for the parking lot. o Develop "For-Construction" bid ready plans and project specifications for construction sub-contractors.
