Successful contractor will be required to meet insurance requirements. The Insurance Company should be authorized to do business in Georgia by the Georgia Insurance Department, and must have an A.M. Best rating of A-5 or higher. The written proposal documents supersede any verbal or written prior communications between the parties. Selection criteria is outlined in the request for proposal documents. The City of Cartersville reserves the right to reject any or all proposals to waive technicalities, and to make an award deemed in its best interest. PROJECT DESCRIPTION The Cartersville Train Depot (DDA) project will consist of modifying the existing depot to provide (5) five single occupant restrooms to service the downtown area and relocating an interior ramp and some walls to open space for a revised welcome center. Approximately 375 SF inside space will be revised for the restrooms and 712 SF for the welcome center. Construction will include demolition of windows to be replaced with doors and transoms that match the historical look of the rest of the building, as well as new construction to create and open the spaces. o All first-floor rooms will be painted. o Wood floors will be refinished. Wood flooring removed in the new restroom area will be saved for patching and repairs. o Remaining tile floors will be cleaned and sealed. o Other interior work consists of replacing the existing mechanical units and adding new mechanical units and lighting for the new restrooms. o A water bottle filler will be installed adjacent to a restroom and the current break room sink will be replaced with an ADA compliant base. o The contractor will also work with the owner to allow for a new camera system and remote door control system to be installed by the Owner's workforce. o Sidewalks adjacent to the depot will be replaced with new concrete sidewalks that will bring the outside grade to finish floor height of the new restrooms to make them ADA accessible. o Crawl space vent grates will be raised or relocated. The granite curb will be raised, and the gutter will remain at the same level to help control runoff. In addition, there is some general building maintenance that will be included. Several areas on the outside will require some type of remediation to repair or re-point the brick. An alternative to replace remaining windows with more energy efficient windows will also be included.
