Contractor shall notify the City prior to removal of damaged roofing tiles. Contractor may store City tiles on site. 2) Remove and properly dispose of existing underlayment. 3) Thoroughly inspect any damaged, rotted, plywood sheathing, structurally compromised framing and/or joists. 4) Furnish and install new underlayment - install one layer of base sheet or self-adhering (SA) nail-base at right angle to roof surface. Start with 19 inch wide starter at eaves. After installation of at least one and one-half base sheet, install full sheets lapping a minimum two inches over preceding sheet. End laps shall be a minimum six inches. Back nail felts, under laps only at 12 inches on center. Over base sheet, install one layer of cap sheet or SA Cap starting with full sheets and back nailing each sheet at laps eight inches on center between laps. 5) Remove and install new copper flashing as needed to complete the work. 6) Install new copper drip edge 2x4" along perimeter of roof. Must match roof pitch. 7) Reinstall existing roof tiles. Where roof tiles have been damaged, furnish and install new roofing tiles that matches existing roofing tile. Chalk lines to ensure accurate positioning of tile. Starter course shall be double tiled (booster tile). Using two roofing nails, install anchors at eave to ridge and in between so that anchors are spaced a maximum of 10 feet apart. Seal over anchors and nails with flashing cement. Attach stainless stee twisted wire to anchors by placing anchor through twisted wire opening and bending anchors over. 8) Install new hip, ridge tiles by tying to wire system and setting into continuous bed of mortar. Install mortar enclosure at eaves, booster tiles and between all tile head laps. Install stainless "nose clips" at first two courses of tile. 9) Clean-up site, both interior and exterior building areas that have been affected by construction. 10) Perform cleaning of the roof gutters and drains. Remove and reinstall gutters and drains as needed to perform the work. 11) Properly dispose of all debris at an approved facility. 12) Provide a 15-year or greater manufacturer's warranty. 13) Provide a 2-year or greater installation contractor warranty. 14) Refer to Attachment B: Roofing Bid Specifications for project specific specifications
