South-West Borough / Quartier Georges-Vanier. This project includes, but is not limited to : ARCHITECTURE - Demolition of common corridors and apartments, including all gypsum partitions, doors, floor finishes, integrated services and furnishings; - Complete exterior envelope, including masonry work, windows and doors, and roofing; - New exterior staircases, balconies and railings; - New interior configurations including gypsum or concrete block interior partitions, doors and hardware, access hatches, preparation and finishing of walls, floors, ceilings, built-in furniture and accessories. - New wire mesh partitions; LANDSCAPE ARCHITECTURE - Tree cutting and shrub removal; - Exterior landscaping; ELEVATOR - Modification to elevator system and components; CIVIL - Excavation/backfill and grading required for development work; - Storm sewer lines and water retention system; - Exterior landscaping; DECONTAMINATION - Disposal of contaminated materials and decontamination; ELECTRICITY - Dismantling and demolition of most existing electrical systems; - New electrical systems for the majority of the building, including panels, conduit and wiring, telecommunications, light fixtures, equipment connections, electrical switches and outlets, baseboard heaters and other accessories; - New fire alarm equipment; - New security and access control equipment; - New control and regulation systems; MECHANICS - Dismantling and demolition of most mechanical systems; - New ventilation systems including ducts and ventilation units, dampers, exhaust fans in bathrooms, kitchen hoods and laundry room; - New plumbing systems including piping, rain pipes, drain pipes, domestic water pipes, floor drains, plumbing fixtures, valves, insulation and other accessories. - New control and regulation systems; FIRE PROTECTION - Dismantling of existing fire hose system; - New automatic sprinkler system; - Automatic fire extinguishers; STRUCTURE - Demolition of balconies; - Demolition and excavation of slabs at main and secondary entrances; - Demolition and excavation of elevator shaft; - Drilling and reinforcement of cast concrete elements; - Foundations and steel structure of exterior balconies; - Poured concrete structure at main and secondary entrances; - French drain. The work will be carried out in an 8-storey building, including a basement, first floor, seven (7) storeys and a mechanical lean-to, and comprises fifty-two (52) apartments and one (1) commercial space. The housing typology is divided into sixteen (16) studio apartments, twenty-two (22) one-bedroom apartments, fourteen (14) two-bedroom apartments and a commercial space (two (2) former two-bedroom apartments). The building's structure and exterior walls are concrete, designed for families and the elderly. During construction, the units will be vacant.
