The Cherokee Nation is requesting sealed proposals for Construction Management At-Risk Services from Indian and non-Indian owned firms. The project is located in Tahlequah (Cherokee County), Oklahoma. The Cherokee Nation is the federally recognized government of the Cherokee people and thereby has sovereign status granted by treaty and law. Tribal sovereignty is the right to self-governance. The seat of tribal government is the W.W. Keeler Complex near Tahlequah, Oklahoma, capital of the Cherokee Nation. The reservation of the Cherokee Nation (hereinafter "Nation") covers 14 counties in Northeast Oklahoma. A performance bond on the part of the Construction Manager for 100 percent (100%) of the contract price. A "performance bond" is one executed in connection with a contract to secure fulfillment of all the Construction Manager's obligations under such contract. A payment bond on the part of the Construction Manager for 100 percent (100%) of the contract price. A "payment" bond is one executed in connection with a contract to assure payment as required by law of all persons supplying labor and material in the execution of the work provided for in the contract. A maintenance bond may be required by Cherokee Nation based on the project. Cherokee Nation may request the Construction Manager provide the percentage/fees for a maintenance bond for a specific project. A "maintenance" bond is one executed to make sure the Construction Manager remedies any defects or the owner is compensated for any defects that may have occurred throughout the construction project. The Cherokee Nation reserves the right to reject any and all submittals received without penalty. Question Deadline 07/30/2024 at 5:00 PM CT Firms should carefully review this RFP.
