The Contractor shall provide a preventive maintenance program to deliver service tailored to the building's specific needs. Equipment type, component life, equipment usage, and building environment will be taken into account when planning routine short- and long-term maintenance schedules and records for each elevator. The units will be provided with devices to monitor equipment usage. Industry Standard work processes will be used. All equipment, materials and installation shall conform to: ANSI, A17.1 The American National Standard Safety Code for Elevators, Dumbwaiters, Escalators, and Moving Walks, ANSI, A17.2 American Standard Practice for the Inspection of Elevators, Inspectors Manual, and National Fire Protection Association (NFPA) code. The contractor will use trained, licensed personnel directly employed and supervised by them. They will be qualified to keep the equipment properly adjusted, and they will use all reasonable care to maintain the elevator equipment in proper and safe operating condition. Question Deadline 12/28/2023 at 2:00 PM ET Bidders may submit questions in writing to the Housing Authority, 2 Mill Ridge Road, Danbury Connecticut 06811, Attn: Mrs. Lisa Gilchrist or e-mail: lgilchrist@hacdct.org. Such written questions must be received. HACD reserves the right to reject any or all Bids, to waive any informality in the IFB process, or to terminate the IFB process at any time, if deemed by the HACD to be in its best interests. HACD reserves the right not to award a contract pursuant to this IFB. HACD reserves the right to terminate a contract awarded pursuant to this IFB, at any time for its convenience upon 10 days written notice to the successful Bidder. HACD reserves the right to determine the days, hours and locations that the successful Bidder(s) shall provide the services called for in this IFB. HACD reserves the right to retain all Bids submitted and not permit withdrawal for a period of 60 days subsequent to the deadline for receiving Bids without the written consent of the HACD Contracting Officer. Bid Opening: All bids received by the submission deadline will be opened and publicly read aloud on ; location: 2 Mill Ridge Rd, Danbury, CT 06811. At the bid opening HACD will only disclose the following information: (1) The company name of each bidder; (2) the total amount bid; and (3) the identity of the apparent lowest bidder. A copy of the bid tabulation or recap recorded will be made available to each member of the public attending such an opening and to anyone who requests such afterwards. The bids will not be made available for inspection by anyone at this time; HACD will, at a later time, review all bids in detail and will, in a timely manner, notify all bidders of any bidder that may be ruled to be non-responsive or not-responsible. HACD reserves the right to "waive informalities and minor irregularities" in the offers received). Bids will be available for inspection by the public after the award has been completed.
