The project consists of converting the existing northeast classroom wing (single story over a crawlspace, approximately 4860 sq. ft.) into a new daycare use. The daycare renovation will include childcare rooms, kitchenette, washrooms, and napping rooms. There is also a before & after school space, washrooms, laundry, foods classroom/staff room, offices, and reception. The entire wing north of bayline 4 will have all interior finishes removed (see hazardous materials survey report). All the interior building systems will be updated to suit the new layout use. The exterior building envelope will be upgraded with new wall insulation, continuous exterior insulation, concrete composite cladding with aluminium trim, thermally broken window aluminum frames with low E triple glazing, thermally broken exterior steel door frames. and foundation wall insulation. The crawlspace floor deck will have intumescent paint under the new laundry room, and rim joist insulated with rigid insulation. The north entrance will have a new landing, automatic opening doors, stairs & accessible ramp, and the existing canopy will be have new supporting steel columns, and steel handrails. The west exterior walls will have a new exterior door, canopy, stairs & accessible ramp. The north concrete block wall will have new openings formed for four new aluminium windows. There is a small amount of roofing for the new west canopy and patching at the mechanical equipment. The existing west side sidewalks will be replaced for a fenced play area. There is one separate price scope south of bayline 4, at the east wall (Library) and west of D on 4, to upgrade the envelope. There are two cash allowances, one of $30,000 for the door hardware and one of $8,000 for the climbing wall.
