Unauthorized contact with the owner or other representatives of the owner regarding this IFB may result in disqualification of a bid or Bidder. The Aurora Highlands is a new master planned community located on the high plains prairie, approximately three miles south of Denver International Airport (DIA). The site is located east of Picadilly Road, south of 56th Avenue, north of 26th Avenue, and west of Powhaton Road (future alignment) with a portion also east of Powhaton south of 48th Avenue (future alignment). The development consists of approximately +/- 3,884.9 total acres which is anticipated to be developed with single family and multi-family homes, commercial, retail, industrial, and other amenities, reaching an estimated population of approximately 41,823 people at full build-out. AACMD is responsible for designing, constructing, and managing the construction of certain public improvements benefiting The Aurora Highlands, both onsite and offsite. As of the date of this IFB, the Owner anticipates that the onsite scope of work includes (but is not necessarily limited to): construction of a complete, two-lane road section approximately 900 LF in length, two (2) additional unsignaled intersections for future roadway connections, storm drains, sanitary sewer, potable water, electrical and street lighting, earthwork, signage, erosion control, traffic control, seed, mulch, and a water quality detention pond with a maintenance access. Bidders, subcontractors, and suppliers must be familiar with the current City of Aurora Standards and Specifications for the Design and Construction of Public Improvements. A more detailed summary of the Scope of Services to be awarded is set forth in Exhibit B to the Construction enclosed as Attachment C. The applicable Drawings and Specifications are enclosed as Attachment A. In the event of conflicts, inconsistencies, or discrepancies as between the Drawings and Specifications, on the one hand, and the Scope of Work Description, on the other hand, the Scope of Work Description shall govern and control. OWNER reserves the right to reject any or all submittals; to review and consider alternates (if any); to waive ANY informalities or irregularities; to further negotiate with one or more Bidder; and to reject any conditional, nonconforming, nonresponsive or unqualified submittals.
