In each elementary school the replacement of the HVAC system with upgrades to the electrical, ceiling grid, and fire alarm systems. Bid Package No. 01-1 General Construction, Structural Steel, Sprinkler, Selective Demolition, Roofing - Awardedto Eick & Day Construction Bid Package No. 09-1 Gypsum Board Assembly, Ceilings & Painting Work - Awarded to Hilsabeck Schacht, Inc Bid Package No. 22-1 Plumbing & HVAC Work Awarded to Reliable 1 HVAC & Plumbing Bid Package No. 26-1 Electrical, Communications & Electronic Safety and Security Work - Awarded to Van Maanen Electric Each bid shall be accompanied by a bid bond, certified check, cashier s check, or certified credit union share draft in a separate envelope in the amount equal to five percent (5%) of the total amount of the bid Subject to adjustments ofthe Contract Time as provided in the Contract Documents, the date ofSubstantial Completion ofthe Work of all ofthe Contractors forthe Project will be: August 22,2025. (Paragraph deleted) Final Completion ofthe entire Work shall be achieved on or before October 24,2025, or within (60) days ofSubstantial Completion. The Work of Project is defined by the Contract Documents and consists of the following: 1. Ballard CSD has two (2) elementary attendance centers. East Elementary is located in the town of Cambridge, Iowa. West Elementary is located in the town of Slater, Iowa. Both facilities were designed and constructed in 1994. Each school is similar, except that West Elementary is larger in size and there is some variation in additions that have been constructed at each school. West Elementary is not sprinkled. East Elementary is mostly non-sprinklered, except for the addition constructed in 2010. 2. Due to the deterioration of the original hydronic piping occurring at East Elementary, replacement of the existing HVAC system in each of the elementary schools has become a priority for Ballard CSD. The project consists of replacing the existing hydronic mechanical system with a new variable refrigerant flow (VRF) mechanical system. In order to accomplish the mechanical scope of work, all of the acoustical tile ceilings must be removed, including the ceiling tiles, grid, perimeter angle, and support wires. All components within the ceiling will also be removed, including lighting and HVAC diffusers & return air grills. All technology items within the ceilings will be removed by the district's technology team, including projectors, wireless access points (WAPs), and speakers. A new ACT ceiling system will be installed after the new HVAC components have been installed. Existing roofs will need to be modified to accommodate new HVAC units that will reside on top of the roof, including dedicated outside air units (DOAS) and VRF heat pumps. This will require cutting and patching back the EPDM roofing and roof insulation to accommodate installation of new HVAC curbs. Penetrations through the roof must occur at least four (4) feet away from a fire wall, per the International Building Code (IBC). New penetrations through fire barriers and/or fire walls will require a fire-rated assembly. As existing hydronic piping is removed, existing penetrations through fire barriers and/or fire walls must be filled with a fire-rated assembly equal to the wall's fire rating. It is anticipated that some gypsum board bulkheads may need to be disturbed and patched back in order to accomplish the HVAC scope of work. Interior painting will be limited to minor touch-ups required due to construction activities and miscellaneous painting required at gypsum board bulkheads. Ballard CSD would like to execute the work at each site concurrently. The anticipated construction timeframe for this project is fifteen (15) months, with construction beginning after school lets out in June 2024 and finishing in August 2025. Construction will need to be phased to allow work to continue throughout the 2024-2025 school year while the buildings are occupied. Classrooms will be made available primarily by the use of portable classrooms; however, there may be a few unoccupied rooms available at each building, depending on student enrollment.
