The Township of Pickle Lake, supported by Kenora District Services Board (KDSB) invites the submission of an Expression of Interest (EOI) from Design-Build teams who are interested in responding to an upcoming Request for Proposal (RFP) for the turn-key development of a Community Services Building in Pickle Lake, ON. The goal of the project is to engage a Design-Build team who is capable of developing the facility on behalf of the Township of Pickle Lake. The Township of Pickle Lake, supported by KDSB, is undertaking the construction of a new Community Services Building that will include an ambulance station, training centre, and service delivery hub for external agencies. The proposed building will consist of 3 program areas: 1. Business development, training, and services centre (office environment). 2. 2-Bay ambulance garage. 3. EMS living quarters and operations area. Area 1 will be available to various service providers requiring office space in the community on a rotational basis. KDSB's Paramedic Services will be the sole tenant for areas 2 and 3 and will be purpose-built to suite the needs of KDSB's NWEMS team. The requirements of the dedicated EMS spaces (garage bay and living / operations space) are similar to KDSB's Nestor Falls EMS operations. The floor plan for this base has been included as an attachment to illustrate the program areas. Utility Space such as HVAC, Electrical and IT rooms can be centralized and service all areas of the proposed facility. The below concepts outline the general intent of construction; however, the implemented building will be designed by the successful Design-Build team. It is forecasted that the building will be a single storey construction. The initial concept is based on a building that is approximately 42' x 100', however, efficiencies in space planning are expected to be achieved by the designers. Construction types are anticipated to be traditional wood frame, modular or steel with a pitched roof. Funding in the amount of $2,435,154 has been secured for the project. Of the secured funding, it is anticipated that $2.3 million plus HST will be available for Design-Build services, with the remainder being used to fund predevelopment activities.
